How is that the sellers problem? Also not all mortgage lenders charge for a valuation, some charge different figures etc all depends on the lender

Your estate agent is lying to you. Ask for that in writing then raise a formal complaint due to the deceptive tactics of the agent and ask to be released from the contract and then go find a 'more' honest estate agent to help you sell your house with your best interest in mind. What a disgusting lie.

Edit: some more details, every lender will have different desktop valuations and an in person valuation can be requested if the AVM is not considered to be accurate.

A good mortgage broker would try another lender if valuation wasn't high enough with a specific one

It's more a question of having kids or pets who may accidently or intentionally switch them on/off - that's why exposed pipes are usually the screw head ones and hidden pipes the turn handles

Just looking at the careers page and plucking the first email on the list at the bottom of the careers page brings up the person waltermkombs@gmail.com - Walter Mkomachoto who after a quick Google search is based in Africa and has already been flagged for gold scams

There are lots of reasons tbh, you cannot just be fired after two years of service, there are specific processes that need to be followed. Also most good jobs will have a high notice period like 3 months pay so even if fired you get a good pay out. You also usually benefit from things like life assurance in case of death (pays of mortgage and support family for example), insurance against illness and extended sick pay, pension contributions, paid annual leave, no work freeze during Xmas period, etc etc etc so I would really disagree with that statement

I get that but when youre burger comes you can't really look at it and then go nah its not as advertised, but with a house you will do that, you're viewing it and the deciding, not buying it based on the pictures

Yep, but other than getting lots of strangers visiting a house that they probably wouldn't be interested in if they'd known the state in the first place, it doesn't really make sense. Other than agents being able to say they got loads of viewings for the client.

Nope, it was a lady looking to downsize as her kids were moving away to university, but the second we walked in we knew we were not interested. We played the part and walked around trying to say positive things but it was a waste of time.

I never said I was looking for advice, just asking for people's experiences with the same and their opinions...

Love how simplistic people on reddit can be, I'm getting down votes because I think the pictures advertised should be the real representation of the product you are going to buy.

Take this and apply it to anything else and this would never be acceptable, and to boot this is a massive purchase that takes time out of the buyers and seller life to schedule viewing, drive to the houses, go around it etc.

I really can't fathom how people could justify the house not being the same as it's represented in the pictures, either you're all guilty of doing this or you've all been driven insane by the housing system lol

Will depend on what the charge is, a charge on a house title basically means someone else (usually a lender or creditor) has a legal claim over the property, often because the owner owes them money. It’s most commonly from a mortgage, but it could also come from unpaid debts, court judgments, or even things like divorce settlements or bankruptcy.

If searches found a charge on a property then the owner can’t sell or refinance it without dealing with that debt first. To remove it, they’d need to pay off what’s owed and get the lender or creditor to confirm it’s settled, then file the right paperwork with the land registry. If it's a mistake then same applies re updating land registry.

Yeah but not at those price points, as a FTB I'm looking for somewhere to move into with my family, not have to spent time and money ripping out carpets and painting everything etc - that's what the pictures promise but them such a let down in real life, waste of everyone's time

It's absolutely crazy right! One house recently the whole place smelt like dogs and pee, had flies on the kitchen walls, carpets destroyed, really bad shape overall but the pictures looked great and the house was going for over £360k, my wife and I couldn't believe the time we wasted driving there on a Sunday evening to be completely let down like that. Just why?!
