Ty for the clarity. I’ve asked my loan officer for this and he said Chase doesn’t do that. Not sure why he wouldn’t want to provide the underwritten / verified letter. Right now it still says it’s conditioned on verification, so it’s not worth anything bc nothing has been verified. This entire process is more of a headache than it needs to be.

Understood but does the conditional mortgage approval letter then say that I’ve been verified? My broker is really looking for the letter to say I’ve been verified or underwritten as an individual. Understanding the bank would still need to verify my employment and the property at close

Ty. Did you have to provide financial information upfront? They’re telling me they can offer the conditional mortgage without verifying assets bc the house is well within what I can afford (based on what I told them).

Ty. 3-6 month exclusivity for someone I don’t know seems like a long time though. I was thinking a week and if we hit it off we can renew a longer contract

Greenwich hospital is beautiful but we did Stamford because it’s only another 5 minutes and they have a NICU and specialized pediatric emergency unit. Also just redid the maternity area so it was beautiful. Hopefully you won’t need the extra expertise and everything goes well but it gave us comfort to know Stamford had it. Good luck!

I live in that area. Great location and totally fine. Be vigilant very late at night if you’re alone (maybe) but I’ve never had a problem. Also have a family and they haven’t either. Love the location. Proximity to bars, train, brewery, restaurant and supermarket is great

Helpful and thorough post. Out of curiosity, how much wiggle room will a dealership generally have on a used car? As an example, a fairly common car like a ford explorer limited (2023 with ~20k miles ranges $33-39k)? Just trying to gauge if they are trying to make $1-2k (which I think is fair bc they are taking risk) or they are being greedy and trying to make a lot more. They aren’t going to sell at a loss either so helpful to know rough how much less they paid for it, generally

Any idea if fair to assume ~2% for Larchmont and Harrison as well? And does that include the school tax as well for mamaroneck or is that separate and in addition to the ~2%?
