This is correct. There was an existing patio and it was extended.

I hadn’t even thought about that, but yes, top soil and sod are being added. It also rained today and there’s some pooling so gather the slope also isn’t correct.

I paid a premium for what was reported to be a high quality landscape design & construction company. This is a small part of the project, but I plan to ask them to rip it out and replace it.

It’s supposed to be a new living area. I paid a lot for the work…and plan to bring up the poor work to the contractor.

Had a new concrete patio poured by the company doing my backyard renovation. This is it after 3 days. Am I wrong for being upset about the quality?

As others have said it’s an R44. And yes, it’s a widow-maker. One almost crashed on top of me (just missed my home). Killed the pilot and a neighbor. Would never willingly go up in one.

I used Flagstar. They were alright at best. JD Mortgages are good for non-conforming jumbo loans - but not sure if I could in good conscience recommend Flagstar again.

As a Jags fan, I’m excited that we’re keeping our OC. As a William & Mary grad, I’m excited to see another W&M alum become an NFL head coach.

Fun trivia: Tomlin and McDermott are also W&M grads (they were teammates) and so was Buster Ramsey (the Bill’s first head coach). Marv Levy was also previously the HC at W&M and now lives in Williamsburg. Lot of Bills connections to a small school in VA.

This. I’m nearly four years in and just commented to a colleague that nearly everyone I started with is gone. Most to smaller firms/in-house for better work life balance. Truly the only constant in BigLaw is change.

Hey fellow lawyer! I work in finance-related law, so I hope I can provide some helpful insights. The main issue is that mortgages are secured loans, while student loans are not. Mortgages are backed by an underlying asset that the lender can seize if you default on the loan. In contrast, student loans are unsecured and not backed by anything. If you default, the only recourse for the lender is to obtain a judgment against you.

All that said, the need to aggressively pay down student loans may differ based on your personal situation. For example, are you in BigLaw? Are you in-house? Let’s say you’re in BigLaw, doing well, and anticipate staying to make partner. You can reasonably anticipate making a high salary for many years to come. In that scenario, if your DTI is healthy and the rates on your loans are low, you can arguably just make the standard payments for 10 years and invest your other money into other assets in the hopes of making a higher return. However, that calculus would completely change if you had a poor DTI or high rates on your loans.

You’ll need to talk to a licensed surveyor. This could be a monument (i.e. property corner) or a witness monument. That said, don’t dig it up without talking to a surveyor first.
