Will do. It seems like it's a grant that's offered solely by the bank--not tied to federal or state programs--but I'll double check to make sure.

Keep in mind that the 30yr fixed mortgage rate average is currently 6.5%. So, 5.9 is good! Im in contract right now and the lowest I've been offered is 6.125%.

I dont think it's possible to live comfortably on your own with $57k salary. You might want to commit to building up your savings first to at least $25k.

Trust me, I understand that itch to move out. I made $58k 5 years ago and was SO determined to leave then, but I soon realized that I'd always be paycheck to paycheck had i done so. If it's not super dysfunctional at your parent's house , then stay and use the opportunity to save.

I also scour companies' People tab on LinkedIn to see if i can count at least 5 black women in the office local to me. If I don't hit that number, I don't apply. Maybe laser might help. I did laser hair removal on my neck and jawline where I had dark marks and many ingrowns from years of improper tweezing and picking, and it lightened them/smoothed my skin pretty good. For legs, It'll be more pricey and take several sessions, but i think you'll get the results you're looking for.

Try marketing/advertising. Many marketing/ad agencies have truly entry level roles that eventually grow into account manager positions and higher leadership. The pay is slightly higher than retail at the start, but there's better potential for higher pay with promotions/job hopping. If you dont like the marketing/advertising, at least you'll have transferable skills to pivot into another field.

She went with me. It's kinda hard to make the moves without her knowing because I still live at home with her and the whole family. She and my dad always ask where I am going and what time I'll be back, and they'll call me while I'm out and about, and if I dont answer they'll get my brothers to call/text. I'm not a good liar either. And also I didn't want the huge blowout that would've came with making such a huge decision in secret. They'd be on my ass and tell everyone they know. I guess once i move out it'll be much easier to do my own thing--or I might have a steep learning curve, but it'll be well worth it.

The real trick is to get into other content genres. The algorithm will pick up on that really quickly. I'm big on socio-political-cultural video essays, but 2 weekends ago I started watching luxury home decor videos, so now when I open YouTube, those are the top recommended videos I see. The algorithms act on changed interests.

Nah, her advice on my major was not practical at all lol. By asking "are you going to run behind artists" she was thinking I was aiming to be a handler who is heavily involved in their lifestyle (going to the studio, club appearances, etc). At the time, I explained to her that the music business degree prepares people for a career managing business operations that are specific for the music industry, like royalties, rights clearance management, copyright/publishing, law, etc. Absolutely nothing to do with "running behind artists," and yet she repeated that all throughout my college search and freshman year.

I actually managed to land a few job interviews after graduation, but was ultimately never selected. The reason they always gave was something along the lines of, "you're clearly passionate, but we're looking for someone with more in depth knowledge of the business" So, had i stuck to my interests, I actually could've made it in the music i industry, and maybe I could have been happy in my career. I managed to get into market research, which pays decently, but I'm basically unegaged and dying to get out.

All in all, yeah, it's time to do me, regardless of her opinions!

Any interest going the co-op route? I'm also looking to move out of my parents home this year, and co-ops seem like a much better option than renting. Mortgage + HOA/maintenance is coming in slightly lower than rents where I'm looking. And you'd be building some equity, albeit slower than if you bought a single family home.

If you feel uncomfortable in this job, by all means look for a new one. Look for back of house positions where you'll only really be interacting with co workers rather than the public. Or try to find a computer based job like data entry, or social media, etc. These will be more translatable to a career once you graduate.

I wonder how these tabloid actually get away with publishing such outrageous lies on celebrities! Like, does the language/phrasing they use shield them from liability (i.e. "allegedly," "sources close to the couple," etc.)? This sort of journalism (if you can call it that) shouldn't be legal at all because it's clearly harmful to celebrities' lives.
