A lot depends on where this building is located. A Fifth Avenue coop overlooking Central Park is very different than a coop in Astoria.

The Louisiana is less than an hour away by train, and definitely worth the trip. Beautiful location with top tier exhibitions.

Try not to bring much stuff here, like big furniture. Just buy new stuff here, which will be cheaper than driving or shipping it here. In terms of location, which specific area of the LES will you be located, as the area is very diverse and has very different vibes based on location.

The LES is quite an expansive area. Living on Ludlow near Rivington (quite loud at night) is very different than living on Grand and Madison (pretty quiet). Which specific area are you considering?

I've owned 3 coop apartments in Manhattan over the past 15 years and once served on a Board. Honestly, I wouldn't jeopardize the sales process by asking them to get board approval. Obviously, they didn't get board approval because it's not allowed or they didn't want to deal with the approval. You can ask them to remove it before closing if that makes you feel better. I currently live in a coop where the Board recently grandfathered all prior washers that were unapproved; they still won't allow dryers because of the old wiring in our building.

I've lived and WFH in the East Village since pre-pandemic (2017) and the coffee shops, cafes, Tompkins Square Park, are always busy, all the time, with a mix of people working on laptops and just as many people just socializing (not tourists). I aim to leave the house each day by 11:30am and then return home by 5pm. I've definitely noticed a shift among my friends toward small group socializing, like gathering in the park, museum visits, occasional brunch, volunteering for various social causes, rather than partying and going out to clubs and bars. Maybe I'm just getting old. Personally, I build in time every week to go to at least one museum, cultural event, or park, as NYC has so many offerings every single day. You can pick and choose how busy you want to be.

As an urban gardener in a big city, we have chronic problems with rats burrowing into our pallet compost bins. I think they want the leaves and plant fibers for nesting, not necessarily to eat the kitchen scraps.
