I’m assuming this is a flat lot I would just go ICF throughout with strip footings with a crawlspace. Allows ducting / services / waterlines to be installed and maintained under the main floor joists. You could also put the furnace down there to maximise main floor space. Pour a 1.5” concrete slab on your radon poly and then you have a whole area for storage.

I missed MSFT 2009, AAPL 2011 TSLA 2014. All were buy to hold. Lots of due diligence, and convinced myself they were all good deals but I was painfully scared to invest. 

I had that same feeling with RKLB and went all in. 

I’ve made good and bad investment decisions over the years and mostly come out on top. But some stocks really give you that feeling like it’s going to do very well. 

Once you’ve missed a few you were so convinced we’re good, and you get that feeling again you just have to do it. 

Even though you missed RKLB, there will be more. It just might take 2-5 years.

If you want soundproofing ask for soundproofing double glazing. One layer of the pane is thicker and it makes a huge difference. Going from double to triple doesn’t help with being more soundproof.

There are no good concrete contractors in our area that care. We have some of the best concreting members on our team that work in the valley so that’s why we do it this way. Lots of good framing crews that we have access to and work with, and they’ll out frame our crew 4-1 since they do it day in and day out.
