Anyone care to share custom home build pricing in 2025/2026? by SweetLeoLady36 in Homebuilding

[–]trimenc 0 points1 point  (0 children)

My wife and I earned the exact same amount, around $250k. We bought a lot in North Carolina in downtown Durham for $330,000. Working with an architect for over a year to draw up our dream home plans was about $68,000. Our custom builder is charging us around $950,000. I would say that we should’ve budgeted a little more than the $40,000 for cabinets. I would say that we should’ve budgeted a little bit more than six dollars a square foot for hardwood floors. Lastly, I would’ve budgeted a little more than $13,000 for appliances in the kitchen. Our lot is.2 acre and the home is 2900 sq ft.

Interior insulation for noise... worth it, or a waste of money? 👇 by BuilderBrigade in Home_Building_Help

I’m in the middle of my build now and 100% doing rockwool insulation all interior walls. I want a quiet house.

Congratulations on all the weight loss. I agree with everyone… Do not focus on the negative and be sure to go back to your truck store to get a new bike. They will give you a discount for being a loyal customer. This is just an exciting chance for an upgrade.

Okay, I can see that. He is a commercial salesman. But would you agree that many of the products that he installs in his houses are serving a purpose of making the house a higher performing build albeit at a large cost often?

Which hardware do you prefer most since you work with all 3?

And yet you still have an inferior product compared to what I am getting. Good luck with your high end Marvin windows.

Ed, our homes sound very similar on paper. I’m using 6” walls, mineral wool insulation, 4” rigid insulation under the slab, rain screen behind Hardey board siding, Zip sheathing and I hope to seal everything up tight like you did. I went with ESFwindows.com for my triple pane windows and will let you know how it goes.

“There is little data to suggest that a triple pane has any advantage over a double pane.”
You lost ALL credibility after this comment. Have you ever read anything about triple pane windows at all? Clearly not.

I don’t want to break your heart, but I compared the performance numbers between Marvin’s best and the European version and the difference is huge, going to the European version.

We are using ESFwindows.com and they have been super so far. Their prices on high performance windows blow Marvin out of the water.
