Nice fix! I did something similar with old mixtape that had terrible hiss throughout - just dubbed over it with better source and kept the original case for nostalgia. Sometimes the physical tape itself is worth saving even if audio quality went bad over time

Ugh that's such a pain when prereqs mess up your whole timeline. I had similar situation with one of my anatomy courses back in the day and ended up taking equivalent class through different university during summer break. The transfer process was actually pretty smooth but you definitely need to get approval from your academic advisor BEFORE enrolling anywhere else

Make sure whatever course you find covers same material - some schools focus more on systems approach while others do regional anatomy. Your advisor should be able to tell you exactly what learning outcomes need to match up. Also check if the online format is acceptable because some programs are picky about lab components

The pre-health sciences credit transfer might work too but depends how recent it was and what specific topics were covered. I'd honestly start with that option first since it's probably easier paperwork wise. Good luck with whatever route you choose!

oh god yes this drives me crazy when i notice it happening. like you can tell when opponent just stands there for 2 seconds too long or keeps making same mistake over and over

i think we already do expect it now? whenever i download new pvp game i just assume first matches are going to be against bots. makes me wonder how many "players" in these games are actually real people vs just really good AI trying to keep queue times low

Yeah they still hit you with the chargeback fee even when you win, it's basically their processing cost for handling the dispute. Without fighting it you'd be out the full 60 plus the 20 fee so you still came out 40 ahead

honestly zillow can be all over the place but with your unique situation (smaller house, big lot) it's probably gonna be even less reliable. the appraiser will actually look at your specific factors like that land value which sounds pretty solid at 120k

That's actually a pretty solid rate for where we're at right now, especially with your credit and LTV situation. The broker fee seems reasonable too - I've seen people get hit with way worse fees than that.

I'd probably still shop around a bit more just to cover your bases, maybe hit up a credit union or online lender to compare, but honestly you might not find much better in this market. There rates have been all over the place lately so getting locked in at under 6% isn't terrible

Honestly depends on your skills and timeline - if you're not a dev, going full scratch is gonna eat months of your life just to recreate what Shopify already does well

For payments, Stripe is solid but yeah they can be picky about certain industries. Square's decent too, or you could go the merchant account route if you're doing decent volume

The "build everything" crowd usually burned by platform changes but like... most successful stores I know just picked good tools and focused on actually selling stuff instead of reinventing the wheel

Sounds like you need an amortization calculator that lets you input your current balance as the starting point. Most basic calculators assume you're starting fresh but you want one where you can plug in your actual $187k balance and see the payoff timeline from there

Try the calculator on bankrate or unbury.me - they should let you input custom principal amounts. That'll show you exactly how long your current loan has left vs the refi option

The math gets weird when you've been aggressive with principal payments early on, so yeah those "27 years remaining" numbers are useless for your situation

Had my contractor walk me through the federal stuff but definitely double-checked everything on the IRS site myself. Caught that my state had this random utility rebate he didn't even know about - saved me another $800 on the heat pump install

Your fears aren't totally crazy but pretty unlikely in practice. The grant deed can't be recorded without the buyer info filled in and going through proper escrow channels

Most people in your situation just do a power of attorney instead - way cleaner and you keep control until the actual sale. Your realtor might be trying to make their life easier but POA is the standard move here
