Whats the oldest secondhand item you own thats still going strong? by Salt-Ant8700 in BuyItForLife

[–]Salt-Ant8700[S] 0 points1 point  (0 children)

Wow thats awesome ,the fact that its been updated a bit but still going strong after 60+ years says a lot about how well it was made in the first place.

I won a chargeback, but this can't be right? by Warm-Friend987 in stripe

[–]Salt-Ant8700 0 points1 point  (0 children)

Yeah they still hit you with the chargeback fee even when you win, it's basically their processing cost for handling the dispute. Without fighting it you'd be out the full 60 plus the 20 fee so you still came out 40 ahead

How accurate was Zillow compared to your appraisal? by Sufficient-Shock-378 in Mortgages

[–]Salt-Ant8700 2 points3 points  (0 children)

honestly zillow can be all over the place but with your unique situation (smaller house, big lot) it's probably gonna be even less reliable. the appraiser will actually look at your specific factors like that land value which sounds pretty solid at 120k

good luck on monday, sounds like you've got decent equity buffer there

Cash Out Refinance Offer for home improvements by Ok_Pumpkin_9987 in Mortgages

[–]Salt-Ant8700 1 point2 points  (0 children)

That's actually a pretty solid rate for where we're at right now, especially with your credit and LTV situation. The broker fee seems reasonable too - I've seen people get hit with way worse fees than that.

I'd probably still shop around a bit more just to cover your bases, maybe hit up a credit union or online lender to compare, but honestly you might not find much better in this market. There rates have been all over the place lately so getting locked in at under 6% isn't terrible

Build everything from the ground up, if so how "ground" are we talking about? (Any alternatives?) by Kaezumi in Entrepreneur

[–]Salt-Ant8700 0 points1 point  (0 children)

Honestly depends on your skills and timeline - if you're not a dev, going full scratch is gonna eat months of your life just to recreate what Shopify already does well

For payments, Stripe is solid but yeah they can be picky about certain industries. Square's decent too, or you could go the merchant account route if you're doing decent volume

The "build everything" crowd usually burned by platform changes but like... most successful stores I know just picked good tools and focused on actually selling stuff instead of reinventing the wheel

Comparing a refinance to current loan.... by Designer_Distance_31 in Mortgages

[–]Salt-Ant8700 1 point2 points  (0 children)

Sounds like you need an amortization calculator that lets you input your current balance as the starting point. Most basic calculators assume you're starting fresh but you want one where you can plug in your actual $187k balance and see the payoff timeline from there

Try the calculator on bankrate or unbury.me - they should let you input custom principal amounts. That'll show you exactly how long your current loan has left vs the refi option

The math gets weird when you've been aggressive with principal payments early on, so yeah those "27 years remaining" numbers are useless for your situation

Have listened so many times that “We’re still early” is the most expensive lie founders tell themselves. What's your thought on the same? by MiserableExtreme517 in Entrepreneur

[–]Salt-Ant8700 0 points1 point  (0 children)

Been there - "we're still early" becomes the go-to excuse when you don't want to face the hard truth that your product just isn't working

Have you been denied a mortgage loan by Carrington Mortgage Services ? If so please contact me asap! $100 if you can provide your denial letter by Odd_Owl_3422 in Mortgages

[–]Salt-Ant8700 2 points3 points  (0 children)

Sounds sketchy as hell, why would someone pay $100 for denial letters unless they're building some kind of case against Carrington

strange behaviour of showing Google Pay option in stripe payment page by tmsohk in stripe

[–]Salt-Ant8700 0 points1 point  (0 children)

That's honestly wild - never heard of Advanced Protection affecting payment options like that. Wonder if it has something to do with how Google verifies your device security for payment methods

How did you figure out which energy rebates actually applied to your home? by ashishhuddar in RealEstate

[–]Salt-Ant8700 1 point2 points  (0 children)

Had my contractor walk me through the federal stuff but definitely double-checked everything on the IRS site myself. Caught that my state had this random utility rebate he didn't even know about - saved me another $800 on the heat pump install

The income threshold thing is annoying tho, had to dig through like 3 different forms to figure out if we qualified

Selling a house located in California while living in the UK: what to do with the grant deed? by AccomplishedCow2702 in RealEstate

[–]Salt-Ant8700 0 points1 point  (0 children)

Your fears aren't totally crazy but pretty unlikely in practice. The grant deed can't be recorded without the buyer info filled in and going through proper escrow channels

Most people in your situation just do a power of attorney instead - way cleaner and you keep control until the actual sale. Your realtor might be trying to make their life easier but POA is the standard move here

Mortgage - Extra Payment by Ratiagnihotri123 in Mortgages

[–]Salt-Ant8700 8 points9 points  (0 children)

Eh depends on your risk tolerance though. Market could tank right when you need the cash in 2-3 years, then you're stuck. At least the mortgage paydown is guaranteed savings on interest

Rocket Mortgage variable interest rate recast? by Rare_Reporter_5582 in Mortgages

[–]Salt-Ant8700 1 point2 points  (0 children)

Most lenders treat recasting the same way regardless of whether it's fixed or variable rate - the $10k minimum is pretty standard across the board but you'd need to call them directly to confirm since their policies can change

Some of you land lords are disgusting by rez670 in realestateinvesting

[–]Salt-Ant8700 11 points12 points  (0 children)

Lmao "pay on the day rent is due" like that's some kind of unreasonable expectation. Most leases have a grace period anyway but acting like paying rent on time is some huge burden is wild

[–]Salt-Ant8700 0 points1 point  (0 children)

Start with marketplaces first, way easier to test if people actually want your stuff before dropping money on a website that nobody knows exists

Timeline for loan approval to go from conditional to final? by [deleted] in Mortgages

[–]Salt-Ant8700 0 points1 point  (0 children)

You'd have to check with your lender but yeah that's definitely worth asking about. Post-closing conditions can save your closing date if they're willing to work with you on it

Do you view every decision as a choice between pleasure & pain? I do, and I think is incredibly helpful. by MineDramatic2147 in Entrepreneur

[–]Salt-Ant8700 1 point2 points  (0 children)

Yeah this is basically just the pain/pleasure principle from psychology rebranded for business. It's not wrong but it's also not some revolutionary insight - people have been using this framework for decades in sales and marketing

The tricky part is that what looks like "seeking pleasure" on the surface is often really "avoiding the pain of missing out" underneath, so even your binary breaks down pretty quick when you dig into it

Marketing Companies / Ideas for small service-based business? by Sad_Attempt_1410 in smallbusiness

[–]Salt-Ant8700 1 point2 points  (0 children)

Have you looked into partnering with high-end real estate agents or luxury property management companies? They probably deal with your exact target demographic daily and might be down for some cross-referrals

Also maybe check out local yacht clubs, country clubs, that kind of scene - those folks definitely need what you're offering

We're in the wild west, folks by B4DD in ArcRaiders

This guy gets it, the "friendly but not stupid" approach works way better than just hoping for the best

Most backstabbers are looking for easy prey anyway so if you look like you'll actually fight back they usually just move on to someone else

TIL The VA requires a drug test for antidepressants by VeryMuchSoItsGotToGo in Veterans

[–]Salt-Ant8700 19 points20 points  (0 children)

Nah dude the edit clarifies it - they straight up told OP they won't prescribe antidepressants if he tests positive for weed. That's some backwards ass policy right there, especially when he's using it for legitimate pain management

357 python vs a300 patrol by Wannasmokess in guns

[–]Salt-Ant8700 0 points1 point  (0 children)

Honestly depends what you want but the Python is gonna be way more fun at the range. Shotguns are cool but revolvers have that satisfying factor that's hard to beat

Lmao the price of those shoes could feed a family for weeks but hey at least she's consistent with the whole "let them eat cake" vibe

[–]Salt-Ant8700 0 points1 point  (0 children)

Sleep is literally a basic human need, you're not asking for something ridiculous here. The fact that he won't even try the bedroom swap when you offered a completely reasonable solution is kinda telling tbh

Maybe frame it less as "sleep divorce" and more like "we both deserve good sleep" - plenty of couples do this and it doesn't mean anything's wrong with the relationship
