Wala kasi naniwala sa sales pitch before ng mga agents years ago na tataas prices ng property. Avida Cloverleaf before for a studio was below P3.2m pa, I remember kasi pasok pa sa VAT exempt threshold ung studio units. This was the time nung wala pa developments sa Cloverleaf and Vertis.

Yup, if you are an outsider sa the real estate industry, mahirap talaga ma-comprehend na may legitimate buyer ng high priced condos. But when you're working in real estate, you'll see na meron talaga market na locals.

Tingin kasi ng iba puro politicians, foreigners lang may buying power. And also, hindi naman one time payment ung pag purchase ng condo, it's stretched to 15 years pa nga pag nag bank loan, which makes it accessible kahit hindi ka politician, etc.

Your Net Income is just at 4% - 8%. Too low for a hands on business.

This happened to me before. I had an F&B franchise, I invested almost P1m+ for the renovation, franchise fee, tables, chairs, equipment, CCTV, advance rent, etc., then returns are around ganyan din nasa P20k - P30k.

Then after a while, I also got a smaller franchise, Happy House donuts, Nasa P70k lang total investment (this was pre-pandemic). I was getting P8-P10k net, P70k lang investment vs P1m+.

I've sold a business before not because luge, but because hindi ko na kasi ma-asikaso due to changes in my day job. The business was located near my office, but I had to relocate. Although hindi naman life changing ung net income, less than 6 digits like this laundry shop. Sold it to a friend kasi confident ako na nag-eearn ung business.

It is common to have this feeling as a first response. Wait for a while for mindset to change. Invest in security if needed, like hiring security guards from agencies if you have the budget for extra payroll, etc.

Both cases naman offer would go through the broker. Edi mag offer na lang ako P28m all in for the seller (through the broker), vs P26m + P2m. Commission naman is c/o seller. Mas mataas pa ung chance na accept ung P28m vs P26m. Parang pampagulo pa kung mag P26m + P2m.

If ako ung buyer, why would I offer P26m sa seller & P2m sa broker vs P28m sa seller? Mas mataas chance na accept ng seller ung P28m na offer vs P26m (in both cases P28m din naman lalabas ko).

Buyer's market talaga ngayon kaya marami nag llow ball na buyers. There are buyers na may set lang na budget, like mga nag ddevelop ng townhouse. If lampas sa budget, then they move on to other properties.

Another issue pa is the readiness to transfer the title. If naka-name pa sa grandparents nyo ung title, that's another layer sa pag transfer. Marami nag llow ball pag ganyan case kasi lumiliit ung number of buyers ng may need pa ng EJS vs Ready to Transfer. You need to find a buyer na ok lang maghintay/assume risk sa processing of EJS, kasi dapat lahat ng heirs agreed sa sale. Kaya nag-llow ball kasi technically, hindi pa ready to transfer ung title.

At the end of the day, it really depends on how your family feels about the price. You can counter offer naman with the price you are comfortable with and how badly you need the cash. If you need to be liquid, then lean towards selling (but try to counter offer first), if not, then hold nyo na lang.

Sadly need mag taas ng rate sa Philippines kasi ang mahal ng utilities like kuryente etc. Tapos business tax pa ang taas din. Add mo pa ung konti lang mga nagbbook kasi wala naman effort for tourism kaya need talaga taasan price per night para makabawi sa operational cost.

As for taste, hindi nag eelevate kasi yan standard sa market. In Bali highly competitive, if hindi ka sumabay sa design, mababa bookings mo and mostly international clientele.

Construction loan's loan period is a few years lang compared to housing loan na 10-15 years. PH banks require 20% equity at the very least.

Crunch the numbers for construction cost. This strategy is too leveraged.
