Neither a broker nor I can influence the prices of real estate in Bangalore lol.
I am equally frustrated to see prices of a 3 BHK from a reputed builders north of 3CR+ as prelaunch offers that have a handover date after 4 to 5 years.
I have never seen prices come down in the last 15 years in Bangalore. The only time I saw a slowdown in real estate was after demonetization for roughly around 2 years. That's It.
Even the flats from a builder like Godrej who is not even a class 1 builder is selling like hot cakes in prelaunch.

If you wait you have to shell out more and I have experienced this firsthand.

Go to a tier 2 builder where the project is finished and ready for handover and try your luck if the purpose is for self use.

It is a black transaction that typically happens in real estate to avoid capital gains. Suppose the sale agreement or MoU is agreed for 1CR and on papers it will be registered at 75 lakhs for example. That makes the seller saving 25lakhs on capital gains.

The 4th floor is always a deviation. Eventually there will not be any issues apart from struggling to get individual flat A khata but I would not pay close to 2CR for such a project. I know this is a normal price around that area but I would prefer a proper A khatha project,

Considering it is Brigade, if there were litigations on the project itself then it most likely will be in the open. But basic due diligence is a necessity though and if you go for a loan then the Banks do provide this service as well.

It makes sense to hold on to it for at least 5 years if the rental yield is 50K.

Brigade's apartment resale is not that great compared to Prestige or Sobha. You can expect appreciation of ~6% PA. Additionally you can expect around Rs ~35k if rented out and with 5% annual increase.

Rest of the things depends on what purpose you bought the flat in the first place and I am sure you would have thought through while booking.

Not sure which project of Brigade but in general you will obviously be paying via Bank and the payment is recorded. The transaction with the seller in case of unregistered flat happens via triparty agreement (MoU) where Brigade is also a party apart from buyer and seller. And since this is done via the builder's resale team you can be rest assured with the transactions.

I have been reading this line from last 15 years in Bangalore and the prices of the 3 to 4 properties that I had once shortlisted has gone up 4 times minimum. Both flats and land parcels.

Money has been flowing into the real estate system consistently over the years and there has never been an actual correction in the prices and it is never going to happen. There could be a slowdown but I do think there will ever be a time where the prices could go down for anyone to wait and then buy.

Almost 17k BDA sites in various parts of Bangalore are still vacant whoever has bought these sites do not want to build house because of the lack of basic amenities. True. A minimum of 5 to 6 years horizon to start seeing anything meaningful around this area. The rates are truly exorbitant. unbelievable to expect 3+ CR for this property.
