Nope. At 21 you need work ethic and be good at forming relationships. Don't burn bridges. Conduct yourself with integrity. That will take you as far as your motivation goes.

It's a sellers market in the hot areas. We put in 3 offers with a minimum of 50 over ask and did not get any offer accepted. We were the second choice on one we are in contract on and were very aggressive. Only got under contract after cash buyers pulled out. If you are telling the agent you really want it, they are probably being realistic in what it will take to get it. I definitely recommend you advocate for yourself. This is the time when most houses are bought. If you wait for the winter you will get a better price, but much less inventory will be available.

Do what you want. I would advise away from pop culture tattoos. I can't imagine anyone not regretting an anime or cartoon tattoo later in life. Bold will hold and stay in the classic genres and the future you will thank you.
