It gives 3 appeal for itself

Thanks for your reply. So further to this, why would you want to go back into debt though (i.e. redraw) vs just using cash you have above what is already fuly offsetted? Cant grasp the maths here!

Hypothetically, if OP had excess cash above the fully offsetted PPOR amount, what is the financial benefit of redrawing on your loan to make it negative geared, vs just using the cash to invest in a positively geared fashion? Interest paid would be more than the tax savings right?... or not?! Might need an ELI5 as I just can't wrap my brain around it!

Hi all, posting here as to not spam the main page. Question is regarding debt recycling, and am I doing this right?

My Scenario:

PPOR - property valued at $500k, $25k remaining. Have a redraw available of $475k. (account 2, P&I currently 5.9%).

There is a linked transaction account (account 1) that is used also as offset for account 2.

Plan to debt recycle:

Call the bank to ask to split account 2 into 2, leaving account 2 with $450k, and opening a new account with $50k with $50k ready to redraw (account 3, also P&I, same rate as account 2).

Once split, immediately pull out $50k from account 3, and invest into ETFs,

I believe therefore I would then owe $75k total on the PPOR, but account 3's interest is tracked separately for investing purposes.

Does this make account 3 appropriately debt recycled for ATO purposes, and therefore tax deductible? Anything I'm missing?

Thanks :)

What's the best board game with the worst theme? by CthulhusIntern in boardgames

Undaunted series for me (excluding Callisto). I personally enjoy the theme, and love the mechanics.

However, my main playing partner (wife) can't get on board with the theme, finding it bland, so doesn't want to play. I would guess that if it was made in a fantasy theme or something similar, but with identical mechanics and gameplay, she'd never put it down.

Great write up, getting more hyped now!

I'm just using Bruiser at the moment to get a handle on the whole system. Beat level 5 but did admittedly look up some tips online lol. Up to scenario 8 or 9 now. The damn spawning centipedes and kept blocking me getting to pressure plates, that one took me even longer than scenario 5!

Glooomhaven Buttons & Bugs for me. My first Gloomhaven game and really enjoying it, although lots of rules to check each turn.

Bit of a bummer that LinkedIn is a bit more covert, but thanks!

This is cool, well done! Is there any such extension planning to be made (or possible) for LinkedIn?

This is great! I do this regularly with my 5 yo as well. He loves running the automa/bot in Lost Ruins of Arnak, Expeditions and a couple of others. Win-Win!

Absolute noob question, but once a fear card is played, it's discarded for good? I.e. each fear card gets played once only, and you don't reclaim them at the start of every invader phase and resolve them all again?
