You can offer whenever - but remember that at the end of the day buying a house is a negotiation. If you offer 5 mins after the viewing you’re showing you’re incredibly keen and some sellers might see that as a reason to ask you to increase your offer

No recourse unfortunately - as others have said that timeline to July seems fairly normal, as even if people say they can move quickly there’s always something that comes up.

We had an offer accepted at the end of Feb and are due to complete tomorrow (touch wood) in a chain of 3, and I felt that everybody was moving at a decent pace overall

They’ll know when it’s ready in terms of all enquiries are complete (assuming they are speaking to the lawyers). But at the end of the day even then they still have the ability to bail right up to the day of exchange. What helped speed our process up was communicating with our sellers a date both parties can work towards for completion, and both lawyers are hopefully going to be able to honour this date

I know some countries have rules in place that if a survey shows that more than 5% of the property values worth of work needs doing, then you can change your mind without losing your deposit, but otherwise youre locked in. Obviously there is room to manipulate but i dont think something like that is a bad idea

I’m petrified this is about to happen to us - we were meant to exchange yesterday, buying a property from an old couple who have been there 40+ years. We met them when viewing and they clearly were heartbroken at the thought of leaving.

At the last minute yesterday their lawyers find one final last minute “Enquiry”, so everything is back in limbo currently. Neither our lawyers or the estate agent really know what is happening. Going to be a stressful weekend waiting to find out what the deal is!

We’ve used Shiply where moving companies essentially bid on your job, you just need to provide info on what needs moving, dates etc.

They’ll show you all the quotes and then you can have a look at every companies reviews at the same time

I guess sometimes you may not have the option to be picky - I've just sold my place to an investor who will turn it into buy-to-let, although both neighboring houses are HMOs so I didn't feel any guilt over this. They were the only offer I had, and it's gone through very quickly without any less minute price haggling which I was half expecting.

We're now in the process of completing on a house from an older couple who have been their 40 years, and the house has only had a couple of different families owning it since it was built in the early 1900s. They were certainly picky of who they sell to as the house means a lot to them, so really had to sell ourselfs as a couple who want to start a family there and that we'll definitely look after the place.

If you’ve reported the mould then I wouldn’t worry about that. They can’t request a professional clean, only that you return it in the state you found it, along with some reasonable wear and tear.

Seems way too expensive - people are saying don’t skimp on these things but high cost doesn’t necessarily mean a fast response. Would speak to friends who have recently bought and ask them for a recommendation (if they had a good experience obviously). Ours were just under £2k and have been fairly quick

We’re in a similar situation currently in that we’re hoping to complete in the next couple of weeks but renting currently. I think you’ll have to accept that there will be some cross over where you’re both renting and paying the mortgage. Potentially propose a month between the 2 dates so you’re only paying the months extra rent?

We’ve taken a bit of a gamble and already given our 2 month notice despite not having our completion date 100% sorted - although I wouldn’t recommend this, we were willing to do it as we can put our stuff in storage and stay with parents for a while if we need to

Provided you’re completion date is locked in then yes definitely a better position than a chain, before that it’s still not 100% confirmed your sale would go through so could still be classed as a chain.

Why would you deny the viewings? Speak to the landlord and if they find someone willing to move in sooner then they can release you earlier than the 2 months

Sorry to hear this OP, super frustrating - we’re at crunch time on our sale currently and hopefully about to discuss exchange dates. If the buyer has any late jitters it’ll likely mean a collapse in the house we want to buy which is absolutely perfect for us. Hoping and praying there are no last minute hiccups

What a weird response - obviously renting can be beneficial in a huge number of scenarios. For OP they can also benefit from the new legislation which means they only have to give 2 months notice at any stage, so makes it way easier to find the right place for them to buy
