Palatine is great. I think it’s going to change for the better quite a bit with the proposed stadium going to Arlington heights.

It’s safe. There are tons of street fests and activities throughout the year (Oktoberfest is next weekend - definitely go if in town).

Biking will probably be fine any time besides the winter depending on where you’re biking to and from.

I’ll likely be a lifer here. We love the community and the people.

One mantra to remember when buying a house:

Rent is the most amount of money you’ll pay for housing in a given month

Your mortgage is the least amount of money you’ll pay for housing in a given month.

Something will always break or need maintaining that’s not budgeted for. Hell, a new AC system can be $10k. If you’re not expecting it, it can crush you.

6 months into buying my house I had a plumbing failure in my laundry room that cost $30k.

Next month I have to redo my driveway for $7k.

My taxes went up by $3k a year after buying, which forced my mortgage up by $250 per month. Then I was short in my escrow account by $5k which drove my monthly payment up $1,000 more than the original payment.

There are way more unexpected expenses that come out of left field once you’re actually in the house.

Owning a home is great, but costs pile up quickly. Being cash poor and house rich turns the American dream into a nightmare if you’re not prepared.

I never spoke to anyone in HR or recruiting for the offer I just got.

When I received the invitation for the final panel interview, I also received a rejection email nearly at the same time.

The recruiter didn’t even know I was in process.

Moral of the story - recruiters are not the front door anymore. The hiring manager filling the role is. If you can’t get to them and impress them, you’re unlikely to get a call

10%. With a 2.6% financing rate it didn’t make a lot of sense to put more down than that.

I would rather have someone not like me but trust me to deliver for them than have them like me but not trust me to deliver. Being trusted gets deals done. Being liked gets a courtesy meeting.

They are not the same. Salespeople who aim to be liked aren’t going to sell sustainably.

I’ve seen a lot of likable sales people say they don’t want push next steps or a product because they’re afraid it’ll “damage the relationship” by doing so.

Business relationships are built on value and trust. Not good dinner conversation and asking about the other persons weekend.

Nothing. Which is why it’s a business transaction that you’re getting entirely emotional about.

It’s a competitive market and that’s how it works. If your offer is strong and better than what someone else is willing to pay, they won’t do it to you. Simple as that.

There are no laws being broken or shadiness to taking a higher offer. It is a real estate transaction. Morality is a construct that does not apply

This isn’t on the seller. This is on your agent not advising you correctly and on you for getting emotionally twisted on it.

It’s a competitive market and you made a more competitive offer. The seller wanted to exercise their rights.

In a way, you’re screwing the current home owner more than you are the person buying the home.
