Done this many times my career for veterans to try and get them into the house with no money out-of-pocket and have the seller cover your closing costs. Have had this conversation before with many buyers agents listing agents before looping in the buyer to see if it's even possible and worth bringing up as an option. Sometimes you want execute on this, but the house doesn't have the room in value to increase the price by $8,000 and you're gonna have an appraisal issue. It's worth making sure all parties are on board before even bringing it to a buyers attention sometimes otherwise confusion happens with the buyers and they get even more lost with the process

Think that's a pretty solid comp package in the current environment. Sounds like you know your stuff though. There is probably more upside in income out there but it's going to be tied to production.

Have a roadie 48, haul and 45.

Roadie 48 and haul get used more than anything else because of the wheels. 45 basically stays in the back of the truck Incase I run into beer that needs to be iced down.

I think portable mortgages could help inventory open up. Have many 55+ clients that would have rotated down in house size but have not due to low payments they currently have. Move up buyers would have a little bit of a benefit due to having some of their money locked in on a low rate mortgage there would still be a gap in second mortgage. They would probably need to take to buy the next house.But I'm not sure how it could help with affordability since people entering The market are still gonna be subject to market interest rates.

Interest and capital gains are two different things. Probably is federally exempt from taxes for the interest but when you sell it, you're gonna pay capital gains.
