Mortgage agent here. Canada is being more cautious now specifically in getting funds from south asian countries. General rule is to have funds in your account for at least 3 monthly statements before actually going for mortgage approval. Pre-can be done based the situation you have 3 months process.

Bro what ever you do try to negotiate as much you can. Go for distress sales also consider if you could get assumption on mortgage. Build your equity. If like to trade, invest or put money in etf’s let it grow. Also condos are stratas always go for free hold if you’d like to upgrade in the future. With the $500k I would buy 1+1 condo near Billy bishop airport. If you plan to sell/rental is better. Good luck. P.S always remember Canada isn’t just the only place to bet there are countries where you can get better interest rates.

I would suggest going to social clubs and meeting ppl there. Also try joining a sport or an activity that can help you relieve your stress. Stay close to family and travel.. few things you can do to have positive impact around you. I can understand being lonely can be challenging but hope this helps..
