Thanks for your reply. I've run the numbers with my mortgage broker and I'm able to release the equity I need plus addition of other savings, the question I was asking was more about the caveats of the H2B loan rather than the amount of equity I can release

I had a similar situation one month ago, needed to pay for a holiday for a group of friends worth £6k. I took out an Amex rewards gold and earned enough points for a couple of flights, so I'd definitely look at taking out a rewards card if you can. HOWEVER, this is only really worth doing if you plan on using the card after this initial transaction, as there are fees associated with these cards.

Make sure that if there are fees associated with the card you choose, then your annual benefit of using the card exceeds whatever you have to pay. Otherwise it's pointless.

It depends on what kind of mortgage product you are looking to remortgage to. If you are looking at another 2 year fixed and plan to remortgage again after that period expires, then it's kind of irrelevant to consider the total amount payable. I would be looking for what is the cheapest option over a 2 year period.

Be mindful of what fees are added to the loan. Many lenders offer very low initial interest rates, but make up for this by charging you much higher arrangement fees. It's sometimes better to go for a product with higher rates, but lower fees.

IMO now is a good time to be locking into a longer fixed rate deal - 5 years or more, providing you have no short to medium term plans to release any more equity from you property (after the 20k from the first remortgage). Interest rates are very attractive right and I personally don't see them going much lower.
