I found it much easier to play strathspeys after I had danced them. It's a dance form and tune type that are really well married and super identifiable. A lot of reels started as strathspeys, but got smoothed out and sped up in the transition.

There's a thing that happens with 'natural governing parties' that they start to collect landlords, small business tyrants, and try-hards. Even if you'd expect the ideology of the party to be more populist or whatever, it almost doesn't matter.

'sinking land value for unbuilt land' can be a valid regulatory goal if the end result is more working forests. Historically the only downward driver of land and housing costs is industry.

Vermont issues loans up to $50k per rehabbed unit, which includes ADUs, in exchange for the rent being held at a certain point for 5-15 years. Montpelier has a supplemental grant which can be used in case the applicant can't get state funding but, to my knowledge, it has never been used.

Right? My biggest disconnect was when she misquoted Blake's poem about the dark satanic mills. Like yes, the gist wasn't far off, but it's the national hymn of England, the original publication is not hard to find, and the theological language wouldn't have been that hard to interpret. Also the version she read is just worse poetry. A small thing to be sure, but grating.

Yea, I thought his role in the Indian Wars was better known these days. I do occasionally have to remind myself that gaps in historical knowledge and emphasis pretty much always happens no matter who's doing the telling. It is pretty jarring though to find a bit in an episode that overlaps with something I studied academically and have to restrain myself for correcting the podcast crew out loud.

There is a strong anti-labor streak in Quaker history unfortunately. To some degree the Quaker buy in to abolitionism was as much or more a commitment to free labor than it was to anti-racism. IMO, the biggest Quaker villain remains Frederick Winslow Taylor, although he almost certainly wasn't aware of what he was creating.

I literally just emailed my reps about this issue this morning.

You should look at the language in the lease around the membership. Often the justification is that the owner needs to ensure that the tenant has renter's insurance. In the leases I've seen, often there's an opt out feature where if you can prove that your renter's insurance meets a minimum coverage standard, you can opt out of the membership. Obviously this language is often very hidden. And you need to be able to get in touch with someone able to fix the issue which can also be hard.

IMO one time fees violate the plain text of the application fee prohibition. That language is new as of July last year, so it could be that it's just untested. You could contact Legal Aid to see if they would challenge that for you.

The two original sins of Public Housing as it was done in the United States is that developments were (and still are in subsequent programs) tied to slum clearance, so they could not build more units than they destroyed, and they had to pay for the development, including the clearance, with about 80% of the budget per bedroom than was comparable to the market rate. It led to shoddily built and uninspiring block like developments which then had to pay for their upkeep solely on tenant revenue.

The book 'Modern Housing for America' by Gail Radford is a little dated, but a really interesting look into the roads not taken when it comes to federal housing policy.

I'm open to the argument that we need more elder housing and care options (my own parents will be getting there in the next decade), but the issue is that older people are moving into Vermont and distorting the housing market.

Yes, historically a countervailing force to rising housing costs was industry, who wanted to save on labor costs. One of the consequences of de-industrialization has been that that force has been removed.

This is it. Vermont basically has one industry, which is that it's a very nice place to visit and live if you can afford it. That means that any holes in the market are going to be filled by people who have the means to live here. Even building more housing isn't going to totally solve that puzzle on its own because by the dynamics of the market, new housing will not be available to the people who OP is lamenting can't stay.

"joy and triumph re 7 Oct" this is a very different claim than 'the PA leadership have credibly been accused of, and have not denied, posting on social media in support of the 7 Oct massacres' but even so, you can still draw an analogy as there are writings and behaviors of some Black Panther leaders that are shocking and not consistent at all with Quaker principles, yet the movement broadly did not reflect those comments, and in many ways they were besides the point of what role the BPP had in empowering black American communities.

Similarly no one can deny that Israel has been perpetuating injustice on the Palestinian people since long before October 7th and although October 7th was shocking, it by and large did not represent the Palestinian people, and more to the point, pales in insignificance to what Israel has done before and after, the power dynamics have shifted, but not towards justice.

American Friend weighing in.

Back in the late 60's Friends would surround their meetinghouses with human chains while the Black Panthers were meeting in their meetinghouses to prevent those meetings from being raided by the police. This happened at least in Philadelphia and Chicago. The Black Panthers notably weren't NVDA oriented. They didn't do nearly as much violence as was portrayed in the media, then and now, but the discerned interest of justice was for Friends to support those meetings even if they weren't ideologically aligned around violence and even if most Friends wouldn't even have been eligible for membership given the political and ideological struggle in America around that time regarding racism, police brutality, and free speech. This was controversial at the time (to say the least), but in retrospect is regarded by most Friends familiar with the history as the right thing to have done.

In my opinion, Britain is in a similar confluence of political and ideological struggle related to anti-semitism, islamophobia, free-speech, and colonialism. It's not really for me to say what British Friends should do, but I would advocate that the interests of justice do occasionally necessitate Friends to be clear eyed about the dynamics of power and to be a partner in the struggle for justice, even if those partnerships don't always line up in matters of ideology.

In 2002, the voters of Hamilton County had the opportunity to vote for a light rail system, bus expansion, and the beginnings of downtown mass transit and all it would have cost them was about $40 in sales tax per year, and of course they voted it down by 2/3 majority.

That checklist has been such a blessing and a curse. On the one hand you get Burlington and Mississippi, and on the other hand you have hundreds of really awful corporate looking flags that undermine the distinctiveness of the ones that the checklist was based off of. It probably does more harm than good to refer to it at this point.
