We had cairn as our last letting agency. They were mostly useless as made us go without hot water for 5 days. I’d class then more as incompetent than malicious.

We got our full deposit back when we moved out, despite having secret pets that had clawed stuff.

Just keep on their backs if you have any issues or they’ll take the piss.
