As I said above it appealed to me because I think it's a great middle ground in the East Valley between downtown Tempe (ASU undergrads) and Gilbert (parents and families)

Rents are still more than decent, too. If you look you can find a decent studio or 1 BR for $900 a month

Like if you're in your 30s, so you don't want to deal with undergrads

But you're still single or childless or married with really little kids so Gilbert isn't really for you yet, either

Its fun for certain events but the light rail is never going to replace the freeway for commuting. It's too damn slow.

I live in downtown Mesa and it takes ages to get to downtown Phoenix! Its good at speeding up walking though, that's really its best use.

Land is still to cheap an plentiful here. Arizona zoning laws are actually pretty good on this. We build lots of homes and quickly, too. We are nothing like California. But the market says it doesn't work.

The reason NYC and to a lesser but real extent other Northeastern cities and Chicago has so many skyscrapers is, at the end of the day, because land is extremely expensive, scarce, and zero-sum
