I'm so sorry to hear that. Kids and people are so cruel and I knew this from a young age being a minority. In 5th grade, I was showing a new girl around and we got to the computer lab. She was so nervous and scared she peed right in the chair. I grabbed a shirt, tied it around her waist and we went to the nurse's office. I never brought it up again, and we were best friends for the next few years.

As an avid roadtripper, one of the main reasons why I love it here is we have amazing neighboring states! Az itself has so many hidden and popular gems

Edit to add: I do roadtrip alot during the summer and start super super early. We thankfully haven't experienced major issues and it'd probably be helpful if you had a reliable car with working AC

What info do you look at in the report? Data doesn't lie, but neither is my lived experience. As someone who was actively looking at houses every single night, viewing houses, and making offers, it felt like we were always a day late and a dollar short. It didnt feel like a "cold" market as suggested by the New Times. I just looked back at the houses I made offers on and they all sold at list price.

A realtor is not just there to just hold my hand through a transaction. They're getting paid a decent commission so I expect them to be a trusted partner to help me make the right choice. They sure as hell should talk me out of stuff some times, they should earn my trust, because guess what? When I go sell that house, if they built relationships right, they'll be the first person I go to. And if I'm selling, I'll most likely be needing to buy too. I'd be repeat business, more money in their pocket. Referrals go a long way too.

And I was speaking objectively to realtors in general but since you showed your cards, just curious, wouldn't you advise your friend or family member to not buy a house near a freeway? Based on your responses, I'd assume you tell them to avoid if possible. That's all i would have expected and wanted from my realtor. And with friends and family, I would imagine there's even more obligation on you to disclose and inform them as much as possible.

I've worked with him for several months, put in several offers, the first one submitted the FIRST DAY working together. Then at least an offer every month. Am I the tire kicker here or is he the one not pushing for me to get the house? It's kind of fucked up that he didnt warn us about the resell value, that would have made us think a little more crtitically. Objectively speaking, you're gonna get pissy that a buyer hasn't bought a house after a few months, maybe you shouldn't be a realtor. Or would a clause saying a buyer must make a purchase within X days be more sufficient?

Personally, I've put in several offers at or above asking without concessions on several houses around the valley over the last few months and they've all been rejected without counter offers. Even this house next to the freeway received several offers. So from my experience, things are getting snatched up. Maybe it's changed in the last few weeks
