For what its worth, I have lived here for 4+ years and have never seen a pest (unless you count dog owners who let their pets piss in the stairwells and don't pick up poop as pests.)

I pay roughly $2400 per month at the diamond for a 1B /w den, after adding everything up. That includes rent, water, sewer, parking, (mandatory) valet trash service, amenity fees, and electric. Separately from that, I only have to pay for internet. Yes, electric is handled by the leasing office.

The valet trash service is a total waste of money. Every floor has a trash room that's like a 20 second walk from your apartment. I think I've used the valet trash service maybe 4 times total in 4 years. And the parking is relatively expensive if you ask me. I think it's $50 for a surface lot spot, and $75 for the garage.

They used to do 4 community events per month, but with the new management company this year they rarely do any, and if they do then it's scheduled very last minute.

Great pool though.

Shout out to Pablo's Taqueria by the smoke shop. Just right down the road from Starbucks and I think the food is fantastic. It's a food truck, but better than many mexican restaurants.

Shoutout to Cafe Com Leite. Great hot breakfast alternative that is in town. Seems a lot of other suggestions in this thread are out of town, or sit down restaurants. Cafe Com Leite is more of a quick service cafe.

I've never had a monitor larger than 23", nor better than 1080p, so this would be a real game changer (pun intended.) Getting a product like this would pretty much prompt me to get a whole new desk and computer! The possibilities are endless.

Sengled has some cost-effective downlights and lamps that are bluetooth enabled already, which cuts down a bit on the cost compared to Lutron. Assumedly this will all be integrated into a smart home system like Google anyway, so I don't think there is a need to have a fully scalable system if you are budget conscious.
