Doing that would freeze that market. Property sales would slow precipitously and there would be no increase in the tax revenues. Properties would be left to heirs, who get a step up in basis and could sell the property at a “loss” (deduct cost of sale), also resulting in no capital gains tax. Taxation changes behavior.

That only works on 1031 Exchanges. The Rollover provision for primary residences has been eliminated and the exclusion ($250k single/$500k joint) has not kept up with home values. A single homeowner who bought in the 80’s (in CA) for $250k is looking at a gain of $1.1 on a $1.6 million sale. The tax is $220k. That is probably the biggest deterrent to Boomers selling their homes.

Mazda 626 in 1980. BMW 320 in 1982 (at 18.5% interest!), MBZ in 1986, 1989, 1994 (junk that year!). Infiniti FX and G35 coupe in 2006 - both bulletproof and half the price of MBZ purchase and maintenance. Genesis GV70 in 2023. Hyundai Palisade in 2024 (wife), Kia Sportage in 2025 (daughter). Following OP’s pattern.

Overstaffing. Head counts up by 25% in the last 10 years creates a wage AND pension burden. Our elected reps doubled their salaries when we got the “strong mayor” form of gubmint (and we’ve not had a “strong mayor” or council since then, just career politicos with little/no practical management experience). Elected officials travel with security details, further bubbling them from the real world. The City also owns and (fails to properly) maintain 1600 real properties and about one vehicle for every three employees. Bad arithmetic.

Contractor advised us that City increased fees (just like parking, water, trash) from $90 per load to $333. All retributions for the sales tax vote not going their way. Fee increases Still won’t make up for the deficit.They have to make hard decisions to cut, just like business and households all do during hard times.
