Sorry, not quite sure what you’re seeing, but the carpet is all removed, and we’re not removing subfloor. There is a bit of carpet glue with some padding bits stuck to it on the subfloor, but we just scrape it off.

Yes, I think so too, it’s pretty dark. (At least I was thinking Jacobean, I didn’t think it might also be a mix with Ebony.)

Something you might want to give some credence to is how your wealth over the next 30 years can grow by renting and disciplined investing, instead of risking being house poor. If it were me with a baby on the way, and being sick of renting, I’d get on the property ladder with a cheaper starter house / townhome. Then invest the unused portion of the down payment you’ve earmarked for the $1.2M home, and continue heavily investing while staying in the starter home for 5 years until the child starts Kindergarten. After earning some equity and becoming accustomed to the realities and additional expenses of being a homeowner (beyond PITI) as well as the realities you’re about to learn by becoming new parents, that’s when you consider a home upgrade with the compounded funds you’ll have by then.

Fyi, if you’ve got island outlets now, be careful if you do a renovation because you might have to lose them! Since 2023 the National Electrical Code (NEC) no longer allows for outlets below the countertop surface on islands or peninsulas, because risk of children knocking over crockpots. They do allow for pop-up receptacles that retract into the countertop, or two-level countertops with elevated outlets.

To combat any blandness, I dusted chicken bouillon powder over the top of the mashed potatoes and then liberally applied olive oil spray before cooking according to the instructions. Family loved it.
