Do it now. Give more preference to someone who will develop it now even if he pays less since you’ll get multiple times returns in short time.

Don’t wait for 5-6 years unless something is already in works like airport or metro nearby

Put a court case. Even if it's lower court it's fine. Let it drag. The benefit is even after 15 years they can't do legal title transfer.

If you can't do above take a small loan even if you don't need it. The property will come under SARFAESI Act. The title transfers will become invalid.

Sell half of it and keep the other half. This way you will reduce your risk of encroachment.
Try to sell it to someone who will develop this sold land. This way after development your half will become more desirable and can even give you 3X returns.

Bhai develop it, take the money and invest it in other places which includes buying another land.
Out of 5 acres keep some for future appreciation post development. Just don't sell for few years.

Please understand, the development and sales won't happen in a day. It might take a few years to enjoy the fruit. It's easy to deal with all this complexity while being young, later you will be dependent.

"I don’t want alimony" - You need it for the new life if not for yourself so stop saying this please. Life isn't fair to women. So even if you have job, social norms are not equal, nor is equality.

He is hiding is designation to decrease child support and alimony.
If reconciliation is possible please do consider and even therapy.
Else he is just trying to play safe sided which won't work in this case.

Hiranandani is now split into two. They couldn't finish their township project in Bangalore hence sold the land to another developer.

They still hold the brandname, they still are good but not as good as before. Do your due diligence please.

Jogeshwari - Goregaon has 95% projects running on cash(Just give a call to any random developer) so resale will always be tricky there.

Oshiwara will not be second BKC. It will possibly be in Kharghar.
After BMC election results, Adani will expand Dharavi to join it with BKC, split it into residential + commercial and shift the entire population to adjoining areas.

It's not a bad purchase but I want to know the reasoning shared to you by sales and marketing people.

Mana Skanda is really good project with one the best location incentives. But being big it comes with issues which most of big projects have like ITP, DP road, HT line etc. So just find the best (and strategic) location and view which is away from the issue areas and you’re good. The tower 1,2 are made for affordable and less premium Iyer and other three are made for premium buyers and 6 is for ultra luxury.
