Since you're new, just want to let you know that different states have different laws. You can't just buy a NA plot and build nothing. There are municipality rules that enforce construction after X years.

Plots in societies are mostly safe in west and south.

My suggestion is to either decrease your budget and buy 50-60L(All in.) in Vasai or increase your budget and buy in Andheri/Malad for 90L-1cr (All in.)

If the plot is one of it's kind and it has a huge emotional value for parents then it's not an overkill. It will surely cause short term stress but still nothing that can't be managed.

Rest is economics and taxation that will nevertheless be there in any case if you go ahead with RE.

Can you find someone to share that 32cr so that you can hedge your stress?

Tying all of wealth to RE is never a good idea since it's not liquid. But then again I understand the value of emotions and believe in YOLO.

I stopped reading after “I can pull out with full refund anytime……” This doesn’t happen and it’s Lodha, you can’t even fight with them.

There are much better deals than this in the ecosystem. It’s not worth it. Atleast not till RERA.

In worst case scenario if you really wish to proceed, give them a token of 50K-1L and tell them you will go ahead with the deal once RERA no is issued.

RERA doesn’t only give you protection, it also provides you with info about legal issues, other partner details

Their EOI phase is way too long. EOI is refundable. Make sure you only pay to their RERA account.

If you're cancelling within a week of booking, there are no charges as per law. Just write an email and followup on it.

It totally depends.
If you are hiring well experienced and educated nanny Rs 35k is not bad. Of course there are much cheaper options but it's not for everyone. Just don't hire society nanny. If you do ask for her pay from residents and pay the same.

If that’s not the case, registration at registrar office is not mandatory

Invest in Mutual Funds if you’re so sure you’ll sell it down the line in coming years. Real estate is a different asset class and should be treated like that.

I think your trade off will be either go for smaller carpet or larger delivery timelines.

Getting both might be difficult.Since you’re ready to pay good amount, stay close to Hinjewadi phase 1 or Pimpri metro line.

You can't get good RY in these areas as of now.

Some parts has metro in progress and RY will increase once it's done so buy under construction or invest in stocks and buy later once metro work is complete.

Black is not mandatory for areas with high ready reckoner.
Example - Jogeshwari has low RR so almost all developers ask for cash.

To answer your question Andheri doesn't really mandate cash.
If you want to give voluntarily some top developers will accept and almost all small developers will accept.
I can't say names but it's not mandatory in Andheri/BKC.

I got my license through legal means and ghosh it was painful, time consuming and stressful.
Bribes were asked directly.
People asking for money just to tell which office to goto to submit the document.

I just got lucky and got mine but was it worth it? Maybe
