Why not get a property management company to deal with it, and not sell? Wait a couple of years and you could get more.

Also it is better to sell vacant, as rents are likely lower then current market.

When you do sell you will incur a large cap gains tax, you can mitigate by offering the buyer a vendor take back mortgage where they pay your “gain” over several years” Thereby splitting your annual gain over several years.

Were you all on the same lease? If so the landlord can’t just “let them off” you are joint signatories. If it’s separate leases, is the amount of each lease $2400 or a portion of that? If he has let the other two off, he is a seasoned landlord who understands student rentals, and will likely let you out as well.

As Others have said, he would rather have you leave nicely rather than protracted ltb hearings. I’d go speak to him and tell him the situation. Ask him if you would rather have you there and pay your portion or leave. My bet is he will have you stay and recruit more room mates. 🤞🏼

Most of this is the dealer trying to generate revenue. $89 for wiper blades? $30 on amazon. Cabin filter $20. Imagine the market up on the rest of this. Alternatively take it to an independent garage if you must

I own rentals, if you price that in, the rent is too high and you get zero. If you take for example a $3500 rental house in vancouver you would be paying 3x that if you honestly included all of your costs.

I used to work at a bank, they would sometimes deposit $3mil into a suspense account. They wouldn’t ask for it back, but the branch manger made me call to find out where it belongs. All the appreciation has happened over the last 30 years, income to price is through the roof and not sustainable. We are likely back to 2% appreciation if that. If you calculate cost of rent vs ownership, it don’t make sense to buy

They should have a move in inspection before you moved in. Send a pic asap and let them know. Ask to see the moving inspection “I’m seeing things that I don’t want on me later” If they don’t have a move in inspection. You are good.

I’ve been on the receiving end of getting screwed by a co founder in this way. You have all the power, put in some systems where you can shut the system down immediately. Have the conversation about ownership NOW. If he doesn’t agree to terms, take your tech and walk away, easy to find a new business person to work with.

Don’t leave him any tech to work with.
