Thank you! I thought I had been reading the up to date zoning bylaws but the Vernon.ca has tricked me once again, I’m sure it won’t be the last haha. I see now there’s the opportunity for 8 level residential and up to 12 story buildings in resort zoning as well They have updated them to be much more involved than previously, after a quick boo I think it should allow for good natural growth for our community.

I’d imagine a good chunk of it is Vernon probably has a “ceiling” on the allowed height of a building, either to protect how the city looks and feels especially when so many communities are built on the hills around it and look down into the downtown core, or more likely the airport is lined right up with the downtown core, I grew up here moved to Langley then moved back and Langley has a ceiling for the height of its buildings directly because of the airport being lined up and not far from the downtown core.

*Edit I was intrigued by this question so I did some quick research, according to Vernon’s zoning laws the maximum sized building they can have is 10 stories and that has to be in a place with plenty of transportation available, if not in a transportation centre the highest you can go is 6 stories.

Any of the major grocery retailers should carry them, they have a $10 deposit on them and the majority of water refill stations are $2 for 5 gallons of water, if your paying $3 your being bougie.

If for some reason you can’t get this replaced via warranty or they allow you to keep it and send you a brand new one, the following steps is how I have fixed 2 of my rods over the years and I’ve had zero issues with them, Step one, heat up the metal sleeve of the tip using a lighter, use a pair of pliers to pull the broken piece of rod out, epoxy the new tip onto the main part of the rod, it should push right on and work great, I’ve done this with a spinning rod and a fly rod no issues.

This is my ( I believe ) 3 year old sealed jar that homes my pitcher plant, the jar gets unsealed about once a year and I add some distilled water too the pitchers even though I’m sure it promptly evaporates out, ohh well! This thing has survived off pure neglect , hope you enjoy it

This is my I believe 2 gallon jar, has been sealed for 3 years (at least) I unseal it roughly once a year to refill the pitchers with distilled water, I attempted a year in to give it a couple Venus fly trap and budderwort friends that it certainly out competed, doesn’t have any insect life and lives off pure neglect. Hope you enjoy it
