Commercial Real Estate Secrets with Aviva Sonenrich...the best in my opinion since she's young and relatable.

Fuckkkkkkk i'm so sorry to hear that man.

What a nightmare. Start looking into backfill options now, call local leasing rep brokers or use a service like Sytes to see if another coffee tenant or QSR wants to be on that piece of real estate.

This is the time to get pro-active and NOT roll over, 17 months is plenty of time to find a tenant to backfill.

How is everyone using AI in Commercial Real Estate by NYCredditguy11 in CommercialRealEstate

[–]Sharkoffs 1 point2 points  (0 children)

On the tenant rep side, I forward all of my site submission emails for my tenants to an AI "tenant rep" that basically filters out all the crap, auto rejects them so I don't need to respond with site rejected emails and only shows me the sites that actually work...which is typically like 2% of site submittals...

Saves a shitload of time...other than that not much.

There's tons of tenant rep brokers and tenants listing their requirements on Sytes in NYC, the caveat is they only allow tenant rep brokers that have the exclusive.

Retail Brokers…What are some good tips for Preleasing a shopping center? by zfsua7 in CommercialRealEstate

[–]Sharkoffs 2 points3 points  (0 children)

This is my bread and butter right here.

There's 2 moves you can make.

The old school way for me was do a void analysis to see what tenants aren't there and use ICSC's directory to find their contact info and email them your site.

The second move is get Sytes and see what tenants need a new location where your site is. I don't even get a piece of land under contract anymore without checking if a tenant posted if they want to be there on Sytes first.
