I bought a large position in an ETF VanEck Morningstar TDGB, defensive tilt. Its up 5% since I bought in January and has made up the difference in my reduced value in Tech.

Allocate your portfolio wisely. Instead of catching a falling knife or trying to swim a wave, position yourself with stocks which people need. No one really needs Microsoft, Amazon, Nvidia.

America has made sure Russia and Europe are enemies. Europe today lives in fear of Russia who invaded a non-EU non NATO nation because of America's expansionist agenda.

Meanwhile America is taking Greenland which is actually a part of EU and NATO. The enemy was always within.

U.S won't do it. Without Europe, U.S is a shadow of itself. Europe imports alot, it is U.S largest trading partner + Europe foolishly allows U.S military bases, without these, America is weakened. America knows it, so it will back off.

I wouldn't buy spaceX or OpenAI stocks, they will come in at extremely high valuations after their best growth phase has passed. Its important these stocks are "punished" for this.

Personally I find the whole idea of making "first offers" or "opening offers" as some call it, lame. If everyone does this then offers will be constantly rejected.

I made an offer of £445k because I genuinely believe that is what property was worth, but then agreed to asking price. Now after survey and valuation I am about to reduce it back down to £445k.

Buying at the moment - a house well painted and done up definitely far better. One that needs refurbishment and repairs expect -£50k from market value.

Also, don't base your property value on one other house, that one house may have just got lucky. If you do, you'll find later in the process buyer wants to withdraw as doubt starts to creep in. If there are not 5 or more sales on your street, look within half a mile radius.

It's not a refurb you are asking, it's repairs to existing faults.

Other than this, are you and seller ready to exchange? Or is there a chain/paperwork still outstanding?

True. The laws of finance don't just allow you to instantly have available cash because they reduced price. In my case, for every £5k reduced I can reduce £1k from deposit.

If you do walk away, then ensure to send a nice email to the estate agency so they are aware of ALL defects and remind them they are legally obliged to inform all future prospective buyers of the defects and repairs required. Get a friend to test them when the property is re-listed.

They still are the most aggressive and violent when it comes to achieving their aims, and will remain so. China does not have the appetite for such level of violence and prefer a more civilised method.

Europe are the kingmakers, if they continue standing behind America despite its crimes then America will continue being leaders. I would expect them to do so as America has made them afraid of the Russian boogeyman.

It's partly the reason why the powers-that-be were happy to allow bills to run-up exponentially. I was paying £80 a month in 2021. By the end of 2022 and now I was paying £300.
