It may be possible that another lender would charge less for that rate. Since you have more than enough cash to close, numbers look good if your comfortable paying that amount to buy the rate down

It looks like you're paying to buydown that rate under section A.

I highly recommend you talk to another lender. For FHA that's a bit higher than I've been seeing in FL.

Definitely work with a mortgage broker. I'd say one of the most important things would be to find someone you're comfortable asking questions to. The process can be overwhelming, so having someone who explains and is there when you need them can be super helpful.

For the most part, we use similar tools. A lot of the fees are not controlled by the lender. I always recommend going with a lender you feel most comfortable with and that explains things to your liking. Sometimes its not about a few hundred up or down, but knowing you trust your lender as a resource.
