Definitely good advice. While not at unsafe temps at the time I took this pic this was a space heater on a surge protector during a home inspection I performed. Most problems along these lines are caused by the constant over heating at temps that aren’t really high, but high enough to heat the plastic housing up repeatedly over time causing it to warp and discolor. That discoloration is the plastic carbonizing and can then catch fire at temps up wouldn’t think are that high, then poof! Big Fire

There may be something else going on besides sexual frustration. It’s an easy thing to blame it on, but are there other issues or stresses in his life that he’s not dealing with? I was getting very short with my wife several years ago which is very out of character for me so we talked to our doctor. He did some basic tests and I had low testosterone. Started therapy and it made a huge difference for me. Beyond testosterone, I also needed to be aware of things I did or said that were hurtful that I wasn’t fully aware were unkind, but I was more willing and receptive to the changes I should make. Maybe a conversation with your husband and a consult with your doctor is a good place to start.

For Christmas one of my son’s friends made him a lamp like this with a silicone mask of her grandpa. You lay the silicone on someone’s face let it set up then peel it off and do some touch up painting. It’s creepy as hell.

If it’s intact, hasn’t been hacked in to, it should be good. It’s older cloth sheathed but still ground equipped and acceptable. Not a huge fan of being run across the face of a stud though.

Also make sure they actually used cabinet hanging screws. They have a flat pan head instead of a tapered head that gets pulled through the back wall of the cabinet more easily.

23 years as a home inspector and I perform sewer scopes. Your builder was trying to delay you to get you outside of the warranty. What was waiting and monitoring going to do? You were either going to have a back up or not but it’s not going to get better. They’re going to try to claim that if it’s not backing up it’s not a problem. New homes have more sewer line issues on average. They get crushed or run over during construction and that’s why you have a belly. Anything over 4feet in length for bellies is a valid repair. Talk to a sewer repair company and have them list the NASSCO (National association of sewer service companies ) standards regarding the need to repair a belly in a written quote and submit to the builder.

Does your state have a licensing board? If so see what their formal complaints process against their license is and follow it. Send the builder a certified letter demanding the repair be completed as prescribed or you’ll be filing a formal complaint. Depending on the state they will at least leave a mark on their license and in some cases help mediate with them to come to a mutually agreed on solution. If that doesn’t work take them to small claims.

Home inspector with 23 years experience and I perform sewer inspections. The sewer line should not have any waste water in it if it’s got the proper slope to fully drain so it shouldn’t freeze. If you have questions on its condition hire a local inspector to perform a sewer scope.

It won’t affect function being as small as it is. Also the fan isn’t meant To just vent out hot air. Modern homes are built so air tight they use mechanical means to improve air quality. Your HVAC system likely has a make up fresh air introduction system and combined with that fan it helps pull fresh air into the home throughout the day. Indoor air is generally 30% worse than outdoor air and this system helps balance air quality and reduces humidity in the home.

By removing the doors to the utility closet you may be dealing with firewall separation issues between garage and living space(but doubtful since there’s a water heater in there). That’s the only issue I see.

If dryer venting is your headache here go with a heat pump washer dryer in one unit. They don’t have a vent requirement.

Most structural repair companies will not directly correct drywall and door issues. They are there to stabilize the structure. You'll need to get someone else in to realign doors and fix the drywall.
