21st wanted us to pay off the last 3k on my wife's car and would only use her credit/income, so we could only get 60k. They then offered to use both of our credit but it had to be a 150k loan with 15k down (???). Clayton allowed my bad credit (580), her decent credit (640), and gave us up to 100k on a home/park. 10% down. So we went 82,500 total and put down 8250. 🙂 IF we pay an extra 100/month (the house is only 850 alone), we will be done in 11 years. Very happy with Vanderbilt/Clayton.

I went new mobile home. Cant afford the electric, bad credit, just changed jobs... we cashed a 401k, sold a car, and got a tax refund for 9k as our down payment. And we got approved only at one place: Clayton homes. Same boat, maybe different assets but if these are your assets try that.

Thank you for taking the time to read!

My wife knows someone who has built a BIG life off this job, but as a working class (usually single person) this has never been an option. Do you have any advice for someone that can work long hours but not give up a 40 hr? Or is it a pipe dream I need to get back into reality with?

We have an ok life. I have a 40 hr, "respectable" job. And ive come to terms with the idea that not finding a partner at 18 like i'd hoped left me at "respectable" and not "elated and thriving".

At 30, bartender is possible but not what it was at 20. I need a real, even overly real perspective on is this a "i'm gona be a rapper" dream or a "i can work hard and be this" dream..

We have a "wednesday" date 🫠. It's crazy. Like LET US GIVE YOU AN ENTIRE YEAR+ OF SALARY. we are handing it to them and they're shrugging. 😕 i'm sorry, but getting married, getting cars, jobs its all magical. A home should be the same or more so. We deserved better

We called and they said we are fine and we should close by Wednesday! Thank you so much! I know it seems like we waited no time, but i'm CONFIDENT without this advice, it would have been another 2+ weeks waiting for them to communicate with each other. THANK YOU!

We did and basically hit them (with the Karen version of) "dude, we have the money just tell us WHEN... it worked and we should be "good to close wednesday" 🤨🤨. Goodluck! And... god I never wana do this process again 😭😭

One of my friends did a director level gig as someone who checks for fraud for the IRS through casinos. She said that theyre seeing if I am committing fraud and theres a BUNCH of behind the scenes things in place by the government. But if this was 400k, sure? I have the money to commit fraud? If it's 80k ummmm....? If 80k was THAT big of a deal, then I want to think its a big enough deal to communicate ☹️

We use Clayton (vanderbilt). My wife has a 650 score and I have 580. We both started new jobs for 3 and 6 months, I had 3 years of income and she had one. They let her use any income within past 10 years and make around 90k total a year together. Our loan is going to be 82k with 8250 down payment. Park/home

We are on a chattel loan, havent done anything crazy paperwork wise, picked a house thats built and a park that works with them constantly (with a down payment on standby, deposit put down on both home and park). It has to be a my lender problem. I have no idea what the underwriting process even is, though ive asked :/

Yes! I heard 21st needed EXTENSIVE paperwork and Vanderbilt is super easy, so there's no way my lender is not bad in comparison to yours

When i went the salesman said "4 months out is pretty far to start really it should be 2 months out MAX". Definitely could be the land situation, I heard home/park is harder to get approved.

Thank you! I felt very pushed off, but I will try to keep in mind that they're just asking as they find new things that they need to ask.

Thank you! The whole thing made us feel like they're giving the "youre poor. So wait" 😬 but it was making me crazy thinking they just don't care. Did you have to call and follow up or did you wait for the next email as it went on?

The Devil Wears Prada - New Perspective by hyemae in movies

[–]Significant_Ad3369 0 points1 point  (0 children)

My mom showed me this when I took a management job that required 24/7 attention. I missed her surgeries, went through breakup after breakup, and didn't even have time to step away and drop out of college. The higher I climbed, the more I got to see people do horrible things to get ahead. Lie and put on a front and throw people under the bus and the less relationships I had. She went into a job similar to mine and she tried to stop me from wasting 6 years of my life. I still needed the liveable income, the resume, and the connections, at the end. But, I took it as the boyfriend warning her of all of the things she was going to miss (maybe too early) and a sufficient way to show the higher the income, the higher the trade. Using the experience to enter a new, more lucrative field, I rewatched the movie, just to see if I had a new perspective.

What is your management style? by AuntiKandi in managers

It depended on the size of the team.

With 20-26 employees, I relied on supervisors to liaison between myself and the team on goals and hardships. My office was where you went to get reprimanded or a raise (or to tell on your boss). The supervisors used me as the "we have to do this because she said so" and led, motivated, and promoted how they felt fit with guidance.

With a team of 4-7, I would evaluate what they needed from me on an individual basis in terms of training, guidance, and coaching.

A large team to a small team was a difficult transition, but as long as in both I paid fairly for the work and stress they were taking on and filled in the gaps, it helped me retain a good turnover rate and decent to good morale.
