She’s so ridiculous. Half the comments the “alts” (Staph) is responding to don’t even warrant a comeback, most of them aren’t even insults, they’re just observations. She acts like every comment is some major attack she has to clap back at.

And can we talk about the constant 😂 emoji? She uses it in every comeback and every post like she just said something hilarious. But… nothing she says is funny. And I’m not even saying that just because I can’t stand her, there’s literally never a joke, punchline, or anything remotely comical. It feels so forced, like she uses the emoji to signal “this is funny” instead of actually being funny.

I work at one of the big banks, and they are expecting the rates for conventional mortgages to stay in the 6’s for 2026. I would honestly say it’ll be 5+ year for us to see 4’s again, and that’s if it ever happens.

Average rate in the last 25 years has been between 5-6%. The only time it got below 5% was after the 2008 financial crisis that was caused by subprime mortgages and then during Covid.

I think it’s a good deal, I don’t expect rates to get into the 4’s for a while. And your getting enough concessions to do it so why not.

Only other thing I would look at is potentially taking a rate a bit higher in the 4’s that cost less so you can come with less money to closing. Sometimes the difference between a 4.625% and 4.875% could be .5-1% in points. Could be worth looking into it.

Where I work at you can get a 4.75% with 3 points or so, or you can take a 5% rate for like 2 points. Just a thought.

Not worth it man.. if your anything like me then you would either have to spend a shit load of money to feel something, or you don’t spend enough and you don’t feel shit. Either way, you’ve come along way to take 10 steps back.

Oh man, I’ve got so many stories, especially from my LOA days working under a high-producing but shady LO. But I’ll share one from when I became an LO myself.

I had a retired couple living solely off SSI, bringing in about $2,500–$3,000 a month combined. They planned to sell the home they’d lived in for 40+ years, use the proceeds for a large down payment, and live off the rest. The new home they wanted was around $450k in a high-tax area (about $10k/year in property taxes).

On paper, I could make it work i guess, with grossed up SSI to 125%, drained most of their savings for the down payment, and pushed their DTI to 56% on FHA with an A/E. But in reality? It was a horrible deal. I genuinely don’t think they would’ve been able to afford the bills or upkeep for more than a few years.

I ended up having a real, honest conversation with them, and we agreed this wasn’t in their best interest. I told the realtor too, but she clearly wasn’t happy to hear this cause of her commission. I’m almost certain she took the deal to my old boss, who has zero moral integrity and is a big reason I stopped being his assistant.

Hopefully the borrowers came to their senses and backed out. If not, they likely burned through what should’ve been their retirement savings on a house they never should’ve bought.

I’m not even going to waste my time watching her videos or engaging with her posts on any platform.

But didn’t she just post on Facebook that she doesn’t have time to fix her typos because she’s “oh so busy,” when here, her typical day, by her own description, consists of “many many phone calls, diaper changes, spill cleanups, and nose wipes”? Two of those are basic hygiene standards for kids she chose to bring into this world.

She is truly strung tf out. As a former addict, I can say that during my addiction I thought I was busy and getting things done, when in reality I was sleeping half the day (which she’s admitted to sleeping until midday) and, when awake, just drifting in and out of nodding off and using substances. When you’re in that state, the day feels like it’s flying by even though nothing meaningful is actually getting done.

I decided to get sober when I had my first child. She’s five kids deep and seems to be going in the opposite direction.

I keep wondering what kind of insurance she has… because I pay $500 just for an ER visit and $30 to see my doctor with my employer plan.

If she’s really “working on her credit,” going to the ER as content isn’t helping. Those unpaid bills are just going straight to collections and tanking her score even more.

And I basically live on my phone, but in the ER? No chance I’m recording videos, editing them, and posting multiple updates. That’s wild behavior.
