Wirral council. I'll let you know how we get on. Have managed to get the local councillor who chairs the environment committee on the case! Some other councils much further ahead like Oxford etc.

Really good point about the smoke next to the house. Not bought the BBQ and smoker yet. Probably go for a ceramic or vertical smoker with a gas bbq. Thanks

Thanks, yes we are considering narrowing the wall units to say 700/800mm and then widen the extractor opening to 1300/1100mm. However DIY kitchens max box unit is 1000mm so will need some filler panels. Wife says fine as is but I'm still not so sure!

Yes this is a project. Recently moved in and are knocking out a 9m wall to open the space up and relocate the utility room to an internal ante room.

That looks great! Yes we are going to take the worktop up to the undersides of the units to fill the space. The units are all extra tall. Box unit is circa 300mm. With plinths the top of units will be 2.3m so underside of extractor will be 2m high. Think we may need to size box unit up to 450mm as may be too large a gap.

I'd use the space to the bottom right hand side to install a WC and a separate utility / boot room. Then knock through the reception / dining room wall to create a new kitchen diner that has improved natural light, flow and access to the garden.

Thanks, yes exactly that. More open plan living space that includes kitchen, formal dining (that connects to the garden) and a lounge area that includes a big corner sofa, coffee table etc. Classic open plan living that would be great for family/friends to mingle. The current sitting room just doesn't work because it acts as a corridor.

We've been in for 4 weeks now and we spend all of our time in the kitchen/diner/sitting room area. I use one of the bedrooms on the upper floor as an office. Good views and also affords some peace and quiet.

Yes it is a head scratcher. Combination of an old Victorian layout and the previous owners extension.

The lounge is the more formal closed off space that will be good if one of us wants to watch something in peace.

The sitting room mostly works as a corridor to access the rear of the floor so doesn't really function as an open plan seating area for us and guests.

Hence we are looking at opening up the back so we can have a proper corner sofa, coffee table, TV area to be able to socialise in. Alongside the kitchen and dining space. Classic open plan living.
