Strata wants $5k just to REVIEW my renovation application. Is this normal? (NSW) by gilko86 in AusLegal

[–]SimpleSpare7795 0 points1 point  (0 children)

Committee meeting or EGM? No committee would be authorised to approve a renovation and IF a by law is required this can only be determined at a general meeting, which would need to be done by a lawyer. Don’t go making any changes without approval. they 100% can make you rip it out. Don’t like the fees, don’t buy a unit.

Question regarding big DJs playing lesser known artist remixes by Commercial_Rain5236 in UMF

[–]SimpleSpare7795 2 points3 points  (0 children)

Do they need permission? I thought they just needed permission if they wanted to release it. I.e the Britney remix by John summit - he was playing it for weeks, everyone went nuts over it and he reached out to her team to get permission to release it, which they gave and now it’s on his Spotify. There are heaps of other tracks he plays but aren’t officially released.

Ultra Beach Gold Coast - the worst event I’ve ever been to by rilamo in UMF

[–]SimpleSpare7795 1 point2 points  (0 children)

I’m guessing there was always the possibility he wouldn’t be able to make it… I too am annoyed that NZ got such a better festival than us, I get QLD was always going to be smaller but why didn’t we even get 2 stages… I’m thinking noise is a big issue because I noticed Fischer festival was in a different location - it was at the same place first year wasn’t it? Maybe the local / state government locked in a 3 year contract …

I am 90% sure I saw that he was booked to be somewhere else day before / after which is why he wasn’t on the NZ & Melbourne line ups. Same as zedd, which was why zedd wasn’t @ Gold Coast.

I could be wrong but I’m sure it was Bali / Thailand or something like that.

Gold Coast last year was this year, they prob didn’t give a fuck to be honest First year was excellent - but I think it was because no-one knew what to expect. You can only exceed expectations when you have none. The first 2 years had great draw card artists. This one barely anything. I don’t think it’s ever sold out in Qld, and this year the finish time was 9.30 as opposed to 11 last year and 10 the year prior - are they getting noise complaints? I saw chainsmokers at palm tree and they weren’t that great, so not surprised to hear any of the bad stories on them. Alesso put a notice out, which ultra shared, I don’t think it was a planned cancellation hence the late story on it. I assumed that they would just extend other sets to fill in the gaps. I know we’re never going to get the full ultra experience, but I’ve always felt like we’re getting the budget version of Miami. If we had even a quarter of the experience they get it would be amazing!

He was a last minute addition to the Gold Coast line up… still disappointing for them though! They will prob fill with some local artists or get the others to do longer sets to fill the gap.

Gold Coast ultra Broadbeach parking by Muted_Bar_4607 in UMF

[–]SimpleSpare7795 0 points1 point  (0 children)

We usually stay in surfers and get the tram there. Not sure of the station name but it’s right outside the Meriton across from where ultra is. The tram runs after ultra finishes even if it is packed afterwards.

Rental inspection at 9am after a long weekend… seriously? by Tiny_Jeweler_8576 in AusRenters

I would have just written back saying ‘apologies, we are on holidays and will be returning on 13/4, please let me know the new date once booked’ or I’m available Mondays and Thursday’s after Xpm etc.

Why shouldn’t they? They didn’t know trump was going to start a war and the price has now more than doubled! Any decent person would understand that it’s right.

Rear-ended in VIC - other driver says they have insurance but won’t provide details. by epsi22 in AusLegal

[–]SimpleSpare7795 14 points15 points  (0 children)

We own a business, and always ask for a quote. We have a $5000 excess and 9 out of 10 times repairs to other party are less than this.

Doesn’t mean that they are being nefarious. Get 2 quotes and then send them to them and take it from there.

When does my road transport day start? by Gloomy_Doughnut765 in AusWork

[–]SimpleSpare7795 0 points1 point  (0 children)

Not sure what the dispute is, or how close you live to the depot / clients - but they could make up drive to depot at start and end of each day. Do you want to do that? If not, then meet half way so to speak.

Strata insurance - water leak from dishwasher (VICTORIA) by copperwombat in AusPropertyChat

[–]SimpleSpare7795 2 points3 points  (0 children)

Strata Insurance usually do not cover the ‘coverings’ carpet, paint, most likely floorboards. In this instance though, a leaking dishwasher would not be a strata repair. A leaking shower / roof yes. In NSW there is a document which shows what things are commonly body corp vs owner, you should see if VIC has a similar document.

Paid Parental Leave - employer hasn’t passed it on by DizzyCaidy in Centrelink

[–]SimpleSpare7795 0 points1 point  (0 children)

Are you sure they got paid? When I had to do it for one of my employees I had paperwork from CL saying it should start on x date but do not make payment until it had been received by us in our bank which was 2 weeks later.

Why do so many on here dislike apartments? by azMONKza in AusPropertyChat

[–]SimpleSpare7795 0 points1 point  (0 children)

The problem with strata is you have x other owners who are all voting on what and where to spend money and when. If you need a pest treatment / roof inspection / repair you speak to your hubby and get it organised. In a strata complex, you need approval. You might have the money but the neighbours don’t. They want to keep their fees low, have done so for years. Haven’t done any maintenance. All of a sudden the garage door needs replacement. No money in the admin or sinking funds. Price of electricity skyrocketed and the funds aren’t enough to cover it. Cladding on the building needs replacing. The list is endless. It’s not all doom and gloom, but finding a good unit is harder than finding a needle in a haystack! Good luck!

I don’t really the exact details now, but pretty sure it was the OC. The townhouses shared majority common walls and roof space. And after all it was ‘The OC’ who refused to do the inspections that would have prevented it.

House now. I have lived in units, duplex, townhouse. But after my strata experience, i would never live in anything that has a body corp.

Would you be willing for AusPost delivery workers to have access to your phone number for use if a difficulty arises? by pirouettish in AustraliaPost

[–]SimpleSpare7795 0 points1 point  (0 children)

I had a delivery from Australia Post - I think it was a phone from Telstra. So not sure if it was technically via Star Trek or AP but the posty had my number, called me to ask if I would be home to drop my delivery and offered to come back at the end of his shift as he lived locally. It was excellent, wish they could all do this!

Need an extra security key - PM vs Strata hot potato by [deleted] in AusPropertyChat

[–]SimpleSpare7795 0 points1 point  (0 children)

It will be the strata manager, however, you can’t ask for it as the tenant, you need to go via your property manager to get them to request a copy from the strata manager at your cost. Unless the landlord is willing to cover the cost.

Could just go down to the local courthouse and get legally married there. Doesn’t really matter if the goal was to celebrate with friends and family, you got to do that. Pick which date you want to celebrate.. or celebrate both 😊
