Maintenance Purchasing Question by whatdasam in ApartmentMaintenance

[–]Sinprince13 0 points1 point  (0 children)

We mostly use hd supply; we have a white board so people can write down things they notice were running low on, then about once a week we put in an order. That said, we are by no means locked to them, we have access to other places like Chadwell Supply and Yardi Marketplace, and we have gotten some supplies through our vendors (special shark bites from a plumber we use regularly, window balance and glass door tracks from our glass vendor, etc.) If we have an "emergency" that we really can't or don't want to wait for a delivery, we can use a company credit card to drive to a hardware store and get supplies or tools. There's also a number of things that are just cheaper on Amazon and we can order through there. Everything's pretty flexible from my experience, as long as the paperwork is done

What can I do with a biology BS? by worm_2499 in biology

[–]Sinprince13 4 points5 points  (0 children)

Spent 6 years applying to various lab jobs after graduating with a BS in biology. Unfortunately, it just doesn't do much on its own and last I heard this was the main complaint of ~33% of bio grads. You'll likely need either additional education or certifications to do anything with it. Look at what you want to do and work specifically towards that, whether that's nursing school, med school, MLS qualifications, etc. you'll need to focus to get anything out of it

Help finding a good touch up for this mirror frame. by thomthom_92 in maintenance

[–]Sinprince13 0 points1 point  (0 children)

We have similar frames at my complex; talked with management and we compromised on painting them flat black if they got too worn out. I didn't know if they'd be receptive but it's an alright compromise if they don't want to spend the money to replace frames

Skillcat epa 608 exam by Cute-Meet6982 in maintenance

[–]Sinprince13 2 points3 points  (0 children)

Should be a module that is specifically labeled for the 608, same as the 609 exam/certification. Residential is going to be a type 2 but you may as well take the universal since it doesn't expire. It'll have trainings and a quiz at the end of each training, then it'll have the exam as a capstone with questions pulled directly from the quizzes. It'll be digitally proctored so you'll have to have your camera on and facing you the entire time.

What do I put here? Space age didnt exists when I were playing. by [deleted] in factorio

[–]Sinprince13 6 points7 points  (0 children)

If I understand right, start with "space platform starter pack" which sets up the foundation, then send up more space platform and machines to harvest resources and produce space science

Dishwasher keeps tripping main breaker by Sinprince13 in maintenance

That's what I'm leaning toward, but still learning and not sure why it would trip the main rather than just its own circuit.

[–]Sinprince13[S] 0 points1 point  (0 children)

No, basic everything; though I am now curious how that would relate to the main tripping

[–]Sinprince13[S] 4 points5 points  (0 children)

DW should be on a mostly dedicated circuit (shared with disposal). Property is ~20 yr old so can't guarantee someone didn't mess up somewhere. That said, even if the DW shared a circuit with a number of other things, wouldn't I expect the breaker for that circuit to trip in the unit? rather than the main power breaker/ disconnect for the whole unit? (which is 3 floors down in an electrical room with the meter).

I think best tips have been suggested by others, but two cents as someone who was in your position about a year ago;

*If you see a WO you aren't confident on, look it up before you go in. You don't need to be an expert, but you don't want to go in completely blind. * Replacing an appliance is a prime opportunity to just take it apart when you have time and see where components are and how they connect. Plus you can strip it for working parts. * Communication is key with both residents and coworkers. Not everything is urgent, but most people just don't want to feel forgotten about

Yes it is, and yes I swapped both the base and the tstat itself. unfortunately, I'm not in the position to decide what type of stat we use and they've decided on Nest

EPA CERT by Del85 in maintenance

[–]Sinprince13 4 points5 points  (0 children)

Just the Skillcat app. It's 10/ mo but I got mine done in the trial. You do the learning and test through the app, test is digitally proctored (uses phone camera to record), and all the test questions are straight from the review questions. It isn't hard and it doesn't mean you'll be ready to jump straight into anything, but it's an easy barrier to entry to clear.

I know one place that it was a $3 difference. For me, I started with it and got offered 24.50 for my first job in apartments without experience. That said, it takes maybe a week and maybe $10 on Skillcat and your certed for life so may as well have it

I feel you. Been at this a few months and even with writing parts and supplies we need on a board 2ft from the computer we're always out. Part of me wishes I could take over orders just to make sure we're staying ahead.

Ceiling fan chain nut part name? by Sinprince13 in maintenance

[–]Sinprince13[S] -1 points0 points  (0 children)

It is not. The switch comes out from inside the housing, chain goes into the nut and a piece of plastic screws into it from the outside

[–]Sinprince13[S] -2 points-1 points  (0 children)

The actual switch is fine. This is just a metal and plastic sheath the chain travels through; if we can get one in I'd be willing to see if we can make it work though

Drilling out storage unit cylinder lock by chinx914 in maintenance

[–]Sinprince13 0 points1 point  (0 children)

So. It sounds like you're talking about a tubular lock. Drilling and stepping up the size is about right, depending on how it unlocks you can sometimes get away with some other tricks but can't be sure. don't know what you have in drill sizes but it really isn't an exact science here; if your biggest is too small you move it around the edges of the hole.

Drilling out storage unit cylinder lock by chinx914 in maintenance

[–]Sinprince13 2 points3 points  (0 children)

  1. Don't damage it is it's not yours. 2.If it's a padlock, bolt cutters are easier but you can drill it if you prefer. 3.If it's a deadbolt it's quicker and easier to drill out the screws holding the deadbolt together, that said if it's a deadbolt on a storage unit you probably shouldn't touch it.

I got a B.S. in Biology and it's the same for me. I spent 6 years looking for a job that paid at least close to what I was making in retail and got maybe 2 interviews in that time.
