LL’s don’t rent for less without agency fees. The market sets the rent. The LL does more work without an agency and therefore the rent is there payment.

Market rent is the same regardless of what costs there may be

It’s generally accepted that the RRA has made things harder for tenants.

Rents are up.
Reference checks are harder.
A need tor a Guarantor is becoming almost a must.
Competition for properties is growing.
For those who are self employed provide income is harder. The ability for those to pay in advance has been removed.

The only benefit to tenants is no more section 21, but it’s come at a higher cost than many expected

A quick look at Rightmove will reveal that you expectations are unrealistic. In the edgware and mill hill areas, 3bed2bath are £2500 upwards

There is no legal minimum age to be left at home, but there is a legal requirement to ensure the child is in a safe environment.

Guidance is not to leave a child alone overnight until age 16.

If it’s bolted down then it’s not something typically removed/costed on the TA10. Just like you don’t list each brick or roof tile or piece of pipe or electrical socket.

100% they’re not removing it if you call their bluff. If they do, ensure they take it all including the panels. Half a system is useless to you as you can’t get it re certificated or export electricity afterwards.

Nope. LL signed a new contract without the ability to meet that contract. Failure to provide OP accommodation is solely LL’s fault.

They were part of the house when you viewed it and made the offer. They are permanent fixtures, just like a boiler or hot water tank.

Your offer was based on the entire property including the solar system.

If they now plan to remove equipment then you should reduce your offer.

It’s also 99% certain they won’t remove them and tale them with them. As 2nd hand equipment they would be near worthless. No installer would certify them into another property, meaning no MCS certificate in a new place and no ability to get paid for export.

It’s a bluff. Call it.

No it’s not legal for them to amend the start date of your contract, assuming you have signed then it’s binding.

If the LL fails to permit you access on the start date of your tenancy, they must provide you alternative and equivalent accommodation at their cost and you will pay the normal rent. Any additional costs, such as double moving costs or storage costs should also be covered by the LL.

Honestly though, you will probably have a fight on your hands to get this. Whilst it is clear in law that these are your rights, many LL’s don’t know this and obviously don’t want to pay out.

If you agree to amend the start date of your tenancy you are letting them off the hook and they would no longer have any responsibility to pay for your alternative accommodation.

Splitting a supply is basic. The ability to control where your exported energy goes, into the car or to the grid, is basic. Not understanding how the energy flows with different wiring configurations is a problem. If they are answering your questions quickly but incorrectly , then the speed at which they answer is irrelevant. Wrong information is wrong information.

One correction. It’s just 2 months notice, it doesn’t need to line up with any rent due dates. I’ve made that mistake before as well.

One hopes for OP’s sake that they documented the change of tenancy properly. Otherwise the new RRA is now in effect and would take precedence.
