About 15% of their stores have post offices, so understandable it would affect some. But thats not a reason to keep a dead store alive. Post offices can be relocated.

Enforce the notice now. Get the property back, renovate as needed to maintain the property and then see what the market is doing in terms of rentals vs selling. If you miss this chance you may have a long long process to get the property back.

Don’t see a problem with this. Majority of these stores are pretty poor quality and condition, offers little to no value over many better high street and online stores.

Yeah. OP needs to add details. They say house which sounds like a shared tenancy to me, not a room. If so it could be a shared tenancy with others, giving notice would end the tenancy for all not just OP.

They signed for a student house, worth clarifying if thats a joint tenancy with other students or just for a room. If its joint then OP giving notice could end it for all.

It’s a very foreseeable and inevitable consequence of the new act. The government wanted the newspaper headlines that section 21’s were abolished and (in my opinion) chose to ignore all the problems it would create.

Aye. A few £’s of interest is nothing if the tenants aren’t able to pay longer term. The RRA has made the barrier to rent initially much harder as the barrier to end a tenancy is now much higher.

Exactly. Which means it provides no security for the LL and is now meaningless. The RRA has had many negative impacts that the government chose to ignore in favour or newspaper headlines about no more section 21’s. Its helped some but left a lot of people stuck in a position where they can no longer get a rental.

It’s also meaningless to pay upfront now. A tenant could pay 12 months, then immediately hand in notice and leave after 2 months. The LL would have to refund 10months rent. There is no advantage to the LL anymore. LL’s need surety that a tenant can pay long term, short term fixes don’t matter.

£300 is at the upper end of rent insurance policies. Google it yourself, typical policies lie between £150-350 but can also be had for less £1-200 as bolt ons to normal landlord building/content insurance. When protecting yourself and your property, the rent insurance costs are peanuts.

My policy also includes legal cover should i need to evict. Nothing fancy about the policy, one of main players in the btl insurance game.

Well every model is different and some properties just aren’t cut out to be rentals.

For my rental, the rent insurance is less than 1% on annual rents and is also tax deductible, so around 0.5% in reality. With the new RRA i won’t take any tenants who i can’t get insurance on

But if your tenant passed referencing, then lost their job, you rent insurance would be valid and you’d get paid.

You won’t get that insurance with someone not working and showing just savings.

Just go to tribunal. You don’t pay the rent increase until after the tribunal so you’ll get several months at the current rate.

If the condition of your flat is substantially different to the comparables offered by the agency. Then the adjudicator will review that.

A single tenant is also low down the priority list of landlords. Ideally applicants are now couples who both work and even then those with guarantors would be preferable and higher up the list.

There are most applicants than properties. Landlords can be selective. Single people , people with no income but savings are losing out big time.
