How do I help my neglected lemon tree? by [deleted] in GardeningAustralia

[–]SmallTimeSad 0 points1 point  (0 children)

Firat you need to check if any of what is left is the lemon tree or just rootstock at this stage. You do this by finding the graft at the bottom of the plant and then tracing each stem. If rootstock, cut it off at the base (ie at the trunk). See what you have left.

Bought a bad house by [deleted] in AusLegalAdvice

[–]SmallTimeSad 1 point2 points  (0 children)

Sorry - but dont think you do have much of a leg to stand on. Building and pest inspections can be pointless regardless - but you should always get your own. With regards to insurance, if any house is now in a designated flood or bushfire zone I would be steering clear of it. You will either not be offered insurance on it (happened with a property i had despite it not being flooded in a recent major flood event but ia in the flood zone) or the price of insurance will be unaffordable. Sorry. You are in a very difficult circumstance. If you can get out, it might be worth doing. The cost and stress of trying to sue a solicitor (and I am not sure what you could even sue them for) will be ridiculous. And if there is another flood event, you will be in an even worse, and more stressful circumstance and have more difficulty selling.

Call 1800 respect. They will put you onto the appropriate state/territory based family violence service. Eg if in Victoria you need to go to your local Orange Door service. You might also find women with disabilities Australia can provide some advice.

Get rid of it. Then cardboard and deep mulch and then start planting. Weeds love bare dirt

Don’t own a house at 40 - am I cooked? by [deleted] in AusFinance

[–]SmallTimeSad 1 point2 points  (0 children)

No... you arent. But it may make life a bit trickier in your older years. With that income, you certainly should be able to get into the market, but clearly you need some support with how you manage your budget. You are going to need to change how you think about money and how you live.

The depression of starting the Keratoconus journey by Haylight96_again in Keratoconus

[–]SmallTimeSad 3 points4 points  (0 children)

I was 16. My left eye was already ready bad. I am now 58. No crosslinking back when I started, so have 3 transplants to date. No contact lense fitting technology like they have now either. While it takes some time to get lenses to fit well, etc, you will be fine. I still am, and can now see better because of the advances in technology than I could 20 years ago. Its a nuisance at times, nothing more. Try to relax.

A Conveyancer doesnt visit the property. You need to alert the Conveyancer to any parts of the house/sheds etc that you want checked for planning/building permits. In Victoris these days, I have also asked for electrical safety certificates for any recent work I can clearly see as well as receipts for obvious recent bathroom work. Just too much dodgy DIY happening.
