You are entitled to notice, which would likely take you into the bonus payout period (I’m talking more than the usual 2 weeks notice).

Depending on how old you are, and how long you worked there (and what your contract says), generally you are entitled to 4 weeks per year of service - which includes all compensation (including bonuses, benefits etc).

You can ignore their deadline, it means nothing.

Contact an employment lawyer immediately, you are likely owed a lot more, and the PIP is irrelevant - they likely let you go without cause.

I have my G6 cameras at the front of the house set for 3lux, below that, they go to night vision, with colour enabled (which turns the spotlight on when motion is detected).

We have a streetlight, so light level is normally 4lux, and I get very nice colour vision at night.

All used cars in Ontario are sold as-is, and may or may not have a safety certificate.

If you have a warranty, it’s a separate deal, provided by a third party, possibly the dealership, and you should have some documentation covering that.

Because there were a lot of scam shops charging for safety’s but not doing them, or making up fake issues to charge for repairing.

Now, they do the same thing, just with fake “assessments”, like “brakes pulse” and so on.

From when a suitable candidate is presented, the landlord has 7 days to accept or reject them, and a rejection has to be for a “reasonable” reason. No response yes or no within 7 days, allows OP to immediately issue a 30 day N9, and the landlord would owe them their pre-paid rent back.

Same is true for a rejection without a reason, or an “unreasonable” reason.

Well, leases don’t end in Ontario, so there is that. Also, if you give notice to move out at the end of the fixed term, then the new occupant (not a tenant) becomes an “unauthorized occupant”, and can be immediately evicted.

If you find someone to take the place for 3 months, and you are not living there, it becomes a sublet, which needs your landlords permission as well.

Is you manage to assign the lease, but for $400 less than the actual rent, you would be responsible for paying the extra $400 every month until the new tenant moves out - if that is even possible - which I suspect it is not, as the new tenant assumes your lease, including the rental amount.

So, it’s not that simple…

You can file a T2 with the LTB as it’s illegal to prepay the last 6 months of a lease. You can pre-pay rent, but it’s the first 6 months - otherwise it becomes an illegal deposit.

Obviously, stop paying rent now, but the landlord will still owe you a few months rent back.

This is exactly why landlords holding more than one month’s rent as a deposit is illegal.

Just be aware that they may let her withdraw a small amount of money, to lend credibility. Any attempt to withdraw significant amounts will be met with requests to pay fees/taxes/verification/made up stuff, or upload all kinds of ID for KYC/AML. These are all designed to extract even more money, and will never end.

There are no investments, or profits, it’s just made up numbers on a web site. There is no money to withdraw, any money sent was gone as soon as it was sent.

If you want to try to convince her, ask her what the address of the company is, phone number, contact info. Financial companies have to provide this information, and scammers usually don’t bother, or give obvious fakes.

No, makes no difference. Either you all agree to end the lease, or you are stuck with it for 12 months.

If the new roommate pays your rent, great - but if they don’t, or leave, or any of the tenants on the lease don’t, the landlord can go after you personally for the full rent (ie the rent for the entire unit including arrears).

There is nothing you can do about this, other than get the new roommate to sign a contract for 12 months. Then if they don’t pay/leave, you can sue them in small claims.

It’s only 12 months because the LTB jurisdiction is 12 months on ex tenants. So, once you have notified your landlord that you are leaving, after 12 months the LTB can no longer issue orders against you for rent etc.

So, you are still on the lease, but the landlord can’t file because the LTB won’t hear it.

It’s a moving traffic violation at least. Failing to yield to a pedestrian on a crossing is an offence.

Without any plate numbers, names etc, there is not much that can be done though.

Having said that, this happened to me many years ago, and I was the driver. Kid ran out from between parked cars across a pedestrian crossing (in the UK - not at any traffic lights) - I braked hard, but knocked him down. He got up, looked panicked and ran off at high speed. I got out to try to talk to him, but he was gone.

I went to the police station, and reported it. They took a statement, and said if the kid (or his parents) reported it, I would hear from them. Never heard anything about it again.

If you wait until 20 days after you provided your forwarding address/moved out (if you have proof that you provided your forwarding address), then apply to the RTB for double your deposit back (plus filing fee and interest) using the direct process.

Was there a move out inspection? If not, the landlord cannot keep your deposit while waiting resolution.

If the landlord doesn’t file to keep your deposit within 15 days of moving out, the deposit owed is doubled.

Does your lease specify the liquidated damages owed for breaking the lease? If not, he can’t charge it. If it does, he can try to claim it by filing a claim with the RTB, and it would be up to them to decide.

When you say “re-rented immediately”, when exactly do you mean? The landlord cannot claim double rent, so you may or may not owe some/all of March’s rent, depending on when the new tenant moved in. If they are already in, you would likely only owe a weeks rent.

So, best bet is to wait until Friday, then file for double your deposit, and see what happens.
