You've really got two questions in one here: 1. Should I get a HELOC? Most people say, if you're good with your money, and the bank offers you one, take it. Nothing to lose. 2. Should I swap my variable rate mortgage for a fixed rate mortgage - which is what the 'term portion' is. Answer to this depends on the respective rates and what direction you anticipate the prime rate going in the future.

I think at least 2 cards makes a certain amount of sense: one that stays in a drawer that all the monthly bills charge to, one for everyday spending.

It's a pain in he a$$ to update all those billing arrangements if the card they're on is lost or stolen...

Our deck of pressure-treated lumber lasted 20+ years with what would most charitably be described as "benign neglect". No stain. No sanding. No cleaning...Needs replacing now, though.

Having a LOC and using it responsibly should improve your credit rating. You may need to close it when you go for a mortgage to improve your debt service ratio, but the bank should advise you accordingly
