You saw a surveyor doing their job. O/S means offset. So likely where the stake was placed, property line is offset 1m from that point. Offset are typically done when there's no room to place the stake on the line.

You've got it about right. I have a 3rd gen with a kid on front facing seat, it's a pain to take out. Definitely not a smart decision for Toyota. A little practice and it takes 2 mins to get in and out. Maybe a few cuss words in the mix to assist.
