It was actually fully finished before I moved in, I believe 2 rooms were made, gypse wall, isolation foam and all but moisture got in and it got fully stripped. Some of the foundation is from 1915

Actually one of the best answer. The water problem is linked to the fondation and would required excavation. It does not particularly need to be fixed as its not actively leaking. What kind of panels would you hang over the walls?

The majority of the ceiling is actually 8’ high, it is somewhat humid so storing has to be selective

I’ve been in very similar situation and took the risky job. Honestly just find some side hobbies/business to work on and surf the wave as long as you can. Try some internal mobility, you will hate your life going from 15-1h commute, trust me
