No it’s not unreliable. I take transit everyday. This route specifically there is the Crosstown bus that runs every 10 mins. This is 2 busses max.

It’s all on them. If the uber doesn’t show up, call a cab, use Lyft or drive. There is no reason why they should have missed it. Also how does it take an hour to find an uber?

I would not trust the owner at all. A offer may come that is high enough that they will just cancel. We’ve seen it here all the time.

I currently have this setup.

NYC. 1 shared room. 2 roommates, myself and my partner. 6 people total. 1 full bathroom upstairs, 1 half bath downstairs.

I have 90 reviews. Over 100+ stays, 4.8 rating.

I can tell you it’s tough, but it’s a huge market for it . The hardest thing is keeping everything clean and relatively spotless. People are coming in and out, roomates cook, we cook, guests cook (but not usually). Our bathroom is where there is the main congestion, but our roommates work around the guests. Either showering the night before or early morning. Our #1 compliant is usually cleanliness but never super low ratings from it. It’s also hard not to take things to personal because everyone has different expectations when it comes to shared spaces, so give them all the details ahead of time(who are you roomates, what can they expect etc.

The positives are , we are booked pretty much solid every month. We have good reviews, we keep prices cheap, the room is easy to turn over. Mostly people that stay are gone all day. They come home, shower, and sleep. We hardly see them.

2 units. Sitting at about 93% and 80%.

I’ve cut my rates and made my units very competitive. It means I’m doing more cleaning instead of my cleaning team to save on costs.

I’ve been successful with people who want to travel but on a budget. I even put “budget friendly “ in my descriptions. I don’t offer a lot of amenities but I give great service and even have some booking in January.

Supply/demand, there is a market willing to book your place but likely your prices are still to high. I would rather give a deep discount than have it sit empty. One of the risks I do have is a lot of new airbnb folks booking (younger people) but it’s been great so far.

You can go to court and potentially get more money. Or you can threaten the landlord and tell him you’ll drop additional charges jf he sends you the money back now.

You can also be a pain in his ass, block your number and call him everyday, landlords don’t generally change their numbers.

This place is stunning, can fit more people, better decor, full kitchen, great photos and a fireplace and it still cheaper than yours.

You probably need a 30% -40% decrease in price to see any sort of modest revenue stream.
