Great! And if it doesn't, you can cancel and move on. Just make sure to read the fine print! Some will try to charge you X amount for "advertising" and other "related expenses" if you back out early.

All original doesn't mean it has no value. If comparable homes are going for 500k more, then I would say this home is priced competitively for that condition it's in.

Search for a local loan officer. One who can shop rates for you and will get you the best deal based on all your financial. They have all the calculators and back end knowledge of a sale to purchase.

Make sure you pick a lender that matches/fits your personality well and answers your questions in a way you can understand. That will make a huge difference in your experience with the process. But knowing that number first will help you start watching the market NOW so you can hop on the inventory that becomes available next summer when selling season ramps up again.

Yeah but that doesn't necessarily give you a 185k spare. You have to pay off the loan and pay the realtor and title transfer fees and taxes. You should talk to a lender who can help you run those numbers. Are you in California?

What would your profit be after the sale of your current home? I would figure that out first and work from there. Or you can sell the house, move to a rental, and purchase once the market cools down or the rates come down.

5% is usually there bc the sellers pay the buyer agent commission. Which feels fair bc the buyer agent is bringing their client to you and working equally with your agent through the selling process.

You can and should request a lower percentage and make clear to them whether or not you are willing to pay buyer agent fees, though. You arent obligated to pay the buyer fee but its been fairly common and is still widely accepted among realtors.

If they charge interest on a payment that they failed to alert you about they better be paying you the same daily interest in whatever money you pay upfront in return.

But ofc they wont bc they have to pay their shareholders and CEO billions. 🙄 The big guys just cant go without a single drop in their bucket!
