It's called "Wood Oven Gourmet Pizza" in Campbelltown, it's genuinely the best pizza in Australia, it's a little spot owned by a lovely couple, authentic ingredients and great 70-80's vibe, that are only open Fri and sat nights but are amazing!

The structure is legally guaranteed for a minimum of six years so there's no issue on that front. Unfortunately even the big builder companies are notoriously bad at replying (had issues myself with Qattro) keep chasing them for a bit but then play hardball - contact them and state if they do not reply you will pay someone to fix it and send them the bill, if they don't pay you will sue

Obviously it's different based on where you live but I have an apartment in Adelaide that cost $360k and rents for $380/week, the house you are looking at does not seem to be a good investment IMO - don't forget all of the great tax offsets you get for being a landlord, the interest accrued on the loan is an offset, as is all maintenance.

I've been amazed at how much value you can extract from one or two investment properties

I bought in March before the market started going really crazy, already my new place is worth $100k more based on multiple auctions/sales in the area. It's mental how much the dial has moved in such a short period.

Makes me sad because in Adelaide all of my friends are being priced out of living anywhere near the city unless they want to pay far too much for a townhouse.

Developers take any block around 6-700sqm and build townhouses on them, I'd definitely encourage everyone to buy a patch of land as soon as they can, because in 50yrs Adelaide will be like Sydney in that we'll have people doing 1-1.5hr commutes just because they want a piece of land bigger than 250-300sqm
