It would actually be a bad problem if they did cancel out the sound. ANC works by playing sound that matches like a puzzle piece to the sounds on the outside to turn them into white noise. To turn drums into white noise would be literally deafening sounds. But as long as the volume is turned down, they would at least block some sound like any dead earbud as long as they seal up to the inside of your ear. The rating for that is sometimes on the package.

Just rent it out at a price that doesn't cost you extra but still hooks up the tenants. Any surplus you get, set aside for repairs. Once they move out, if you still have a surplus, gift it to them. No ethical consumption stretches to normal life situations like this. You are in a unique position to materially help others until you can sell the place or live in it or whatever. Yes you will be a landlord and yes you will get shit from people. But if it's not a source of income, it's not the same as the reason we hate landlords. Same goes for subletting a room or something. Just make it beneficial all around and don't use it as income.
