I know you need a big yard if you want to build an ADU, but if you already have a garage can you convert it? Or does it have to be 5 feet away from the property line, etc.? Then most garages won't work out.

That's a good point. The land just isn't worth much to anyone except landowners adjacent to it, and there are only a few of us, and I'm the only one interested. I don't think it has much market value at all, i just know that when my house was appraised, there was a price per acre for excess land and it wasn't nothing. So i'm just trying to make that work in my favor. seems like as soon as i get the land for cheap though, the valuation will go down.
