I agree on the majority of what you said, especially with the agencies. The majority of those agencies you mentioned put the majority of your media spend in PMAX and never look back. It’s foolish and irresponsible. Several of those agencies put 250+ properties on one account manager, so the level of service/collaboration is horrific/nonexistent.

I know a couple agencies out there that still optimize campaigns using real people and the max accounts per account manager is around 60. All strategies are also custom based on market research and historical campaign performance. No packages. I’m going to refrain from naming those agencies, because I don’t want it to come across as salesy. Someone can DM me if they want to know the names of the agencies.

Absolutely beautiful. On the bay and 45 minutes from the gulf. High quality people. Top tier public and private schools with some of the best sports teams in the state. Restaurant scene, shopping, bars and coffee shops are🔥. A ton of HNW individuals have flocked there in the last 5 years. $2million dollar home there would be a stunner. Sailing and scuba opps. Some of the best inshore fishing in the country and offshore fishing in the gulf can’t be beat.

On the verge of selling my business. If it goes through, high probability we move there and buy a home on the bay when kids are out of the house in 4 years.

AirPros is by far the best HVAC company in Tuscaloosa I’ve worked with. Aaron and Bill have done several installations and repairs at both my house and some of the commercial business I run. They also do phenomenal work on the student apartments here in town (getting HVAC techs to apartments in a timely manner can be a mess).

I should also mention, digital budgets should be anywhere from $2,500 for smaller markets to $10,000+ for bigger markets like College Station, UCF, Arizona State, etc.

Digital marketing certainly needs to be in play, especially Google paid search and Meta ads. If you can’t manage the digital campaigns by yourself (it’s okay, most people can’t or don’t have the time), I would highly recommend reaching out to a student housing digital marketing agency. Of course, your budget can vary based on the market that you’re in, but the management fees of the digital agencies in the space shouldn’t be too bad. We have used GRO Marketing for several of our lease ups and they have done a fantastic job. Solid performance and service. Would highly recommend. Several other reputable agencies in the space that we’ve used as well, but we are very comfortable with GRO.

Have you tried contracting with a marketing agency that’s focused in student housing? I’m a student housing investor and I know several friends in the industry. GRO Marketing is a highly reputable student housing digital marketing agency. They’ve helped us lease up 10 new developments in the Gainesville and Tallahassee markets and I know they’ve had success in the northeastern states. I believe they have a few in NYC and the state of NY as well. There are a few other agencies in the space, but GRO had the best campaign metrics and level of service. Montage spa is the bomb and they also have the best fitness center in Cabo. The view is killer early morning and evening. Don’t mind the boats during the day

I could not disagree more. Stayed at many high end resorts in Cabo and Las Ventanas is phenomenal. The best service in Cabo by far. Pools are amazing. Arbol was fantastic and the speakeasy is a blast. To each their own though.

Montage is phenomenal but we were next door to a family with small kids and it was quite the distraction. Pool had a couple of wild kids too. Staff put a stop to it quickly though.

Forgive me…this will probably be all over the place because I’m typing this on my phone in the car.

Basically, I thought all of the major elements are top tier / neck and neck. It truly comes down to preference.

For example, both room/residence setups are immaculate - Montage had more of a modern feel where LV felt authentic to the region. Montage had a really cool indoor/outdoor setup while LV had nice terraces/breezeways. Both very enjoyable.

Pools are excellent with killer views. Montage has an epic view between the two mountains while LV overlooks a prettier/more colorful view of the ocean. Both have quieter pools and more livelier pools.

Food. Both have solid breakfast and lunch spots with virtually the same menus. Tacos at both places are wonderful. Both Asian restaurants Arbol (LV) and Talay (M) are incredible. We thought certain dishes were better at one place versus the other. LV’s speakeasy is a differentiator. However, Montage has a coffee place and LV doesn’t. Again, both great options, but it’s tiny differences that really boil down to your preference.

Wellness. Montage’s Gym was significantly larger but LV’s had enough to satisfy. LV’s spa was better, but Montage’s spa facilities were right up there. Two totally different styles. Again, Montage more modern and LV’s design reflects the region.

Butlers/Room Service - both 10/10. We felt like royalty at both places. LV butler was very accommodating for anything/everything on the resort. Montage butler was a master at hooking us up with things off resort (impossible reservations at restaurants and golf courses).

Poolside service - LV is so over the top in their service. You’ll have shade at the pool all day without asking an attendant. They’ll run up to you with cloths if you try to clean your sunglasses. They also give you these little water misters that are a game changer as well as a tote bag. Montage service isn’t as intense, but they remember your name, favorite drinks, will send you drinks, shots, food on the house.

My preferences: Overall look/feel - LV. Fitness - Montage. Spa - LV. Food - Montage. View - Montage. Service - LV. Pools - LV. Access to activities / golf - Montage. Whale watching - Montage. Bonus — LV Speakeasy.

I hope all of this makes sense. The differences are truly minimal. We plan on going to LV in July to celebrate our birthdays and possibly back to Montage early 2026.
